Qualifications

  • Ten years of progressive experience in facilities maintenance, building operations, or janitorial services, including supervision of union‑represented staff.
  • Working knowledge of building systems including HVAC, electrical, plumbing, carpentry, painting, cleaning and sanitation.
  • Experience managing preventive maintenance programs, work orders, cleaning schedules, quality-control inspections, emergency response, supplies, vendors and subcontractors.
  • Staff management experience including hiring, training, coaching, performance appraisals and disciplinary actions.
  • Demonstrated experience working in a union environment with collective bargaining agreements and grievance procedures.
  • Ability to coordinate capital projects, maintenance plans, shutdowns and funding requests from conception through completion.
  • Strong financial analysis, budgeting, cost-control, reporting and computer skills.
  • Strong leadership, customer service, communication, problem-solving and team-building skills.
  • Proficiency with CMMS and Microsoft Office programs.
  • Valid driver’s license and ability to travel as needed; authorized to work in the United States; no sponsorship provided.

Responsibilities

  • Supervise union‑represented skilled trades, janitorial staff, and subcontractors in maintenance, repair, cleaning and improvement work.
  • Plan, assign, prioritize and monitor daily work orders, preventive maintenance and emergency repairs.
  • Enforce safety regulations, permit requirements and proper use of PPE to ensure a safe workplace.
  • Maintain facility in a safe, reliable, clean and operational condition per contract specs and codes.
  • Conduct regular facility and janitorial inspections, identify deficiencies and implement corrective actions.
  • Coordinate maintenance services for building systems including electrical, plumbing, HVAC, carpentry, painting and cleaning.
  • Manage capital improvements, small projects and vendor work from planning through completion.
  • Ensure teams have tools, materials, equipment, training and information needed to perform tasks.
  • Maintain accurate maintenance records, reports and budget tracking.
  • Administer collective bargaining provisions on scheduling, overtime, seniority and performance; work with HR on grievances.
  • Review invoices for labor, materials and subcontracted services and support client billing.
  • Respond promptly to facility issues, service interruptions and client concerns.
  • Foster strong client relationships and communicate project status; support contract renewals and upsell opportunities.
  • Recruit, hire, train, coach, evaluate and discipline staff per policy and agreements.

Job description

U.S. Facilities, Inc., a consolidated building maintenance services company, seeks an experienced Project Manager to oversee operations, maintenance, repairs, and cleanliness at the assigned facility. This position ensures that contractual requirements, facility and cleanliness standards, preventive maintenance schedules, safety procedures, and applicable collective bargaining agreement requirements are consistently met. The Project Manager supervises, trains, and develops union-represented skilled trades and janitorial staff; coordinates maintenance, janitorial operations, and projects; manages labor, subcontractors, supplies, and budgets; and serves as the primary liaison with the client. This role also supports contract renewals and identifies opportunities to provide additional facility services.

Responsibilities include, but are not limited to:
  • Manages union-represented skilled trades and janitorial employees, as well as subcontractors, performing facility maintenance, repair, cleaning, and improvement work.
  • Plans, assigns, prioritizes, and monitors daily work orders, preventive maintenance, corrective maintenance, and emergency repairs.
  • Ensures a safe work environment by enforcing safety regulations, procedures, permit requirements, and proper use of personal protective equipment.
  • Maintains the facility in a safe, reliable, clean, sanitary, and operational condition in accordance with contract specifications, cleanliness standards, and applicable codes.
  • Conducts routine facility and janitorial quality inspections, identifies deficiencies, establishes corrective actions, and verifies timely completion.
  • Coordinates maintenance, repair, and janitorial services involving building systems and facility care, including electrical, plumbing, HVAC, carpentry, painting, cleaning, sanitation, floor care, waste removal, and related services.
  • Manage capital improvements, small projects, shutdowns, and vendor work from planning through completion.
  • Ensure employees have the tools, materials, equipment, training, and technical information needed to perform assigned work.
  • Ensures assigned equipment, building systems, and maintenance records are properly maintained and kept in good working condition.
  • Tracks work orders, inspections, preventive maintenance, service requests, labor, materials, and other required reports accurately and on time.
  • Manages staffing levels, schedules, overtime, subcontractor support, budgeted hours, supply costs, and project expenditures.
  • Administers applicable collective bargaining agreement provisions related to work assignments, scheduling, overtime, seniority, attendance, performance management, and other terms and conditions of employment; partners with Human Resources on grievances and labor‑relations matters.
  • Reviews and approves invoices for labor, materials, and subcontracted services and supports accurate client billing.
  • Responds promptly to facility issues, service interruptions, client concerns, and emergency conditions.
  • Maintains strong client relationships, communicates facility conditions and project status, and supports contract renewal and additional service opportunities.
  • Recruits, hires, trains, coaches, evaluates, and, when necessary, disciplines assigned employees in accordance with company policy and applicable collective bargaining agreements.
Qualifications:
  • High school diploma or equivalent required; associate or bachelor's degree in facilities management, engineering, construction management, or a related field preferred.
  • Ten years of progressive experience in facilities maintenance, building operations, or janitorial services, including experience supervising union‑represented skilled trades and janitorial employees.
  • Working knowledge of building systems, skilled trades, and janitorial operations, including HVAC, electrical, plumbing, carpentry, painting, cleaning methods, sanitation, floor care, and general maintenance.
  • Experience managing preventive maintenance and janitorial programs, work orders, cleaning schedules, quality‑control inspections, emergency response, supplies, vendors, and subcontractors.
  • Staff management experience, including hiring, training, coaching, performance appraisals, corrective action, and termination.
  • Demonstrated experience working in a union environment and familiarity with collective bargaining agreements, grievance procedures, seniority provisions, scheduling, overtime, and progressive discipline.
  • Ability to coordinate and lead capital projects, maintenance plans, shutdowns, and funding requests from conception through completion.
  • Strong financial analysis, budgeting, cost‑control, reporting, and computer skills.
  • Strong leadership, customer service, communication, problem‑solving, and team‑building skills.
  • Ability to organize and prioritize multiple maintenance activities and respond effectively under pressure.
  • Experience with computerized maintenance management systems and Microsoft Office programs, including Excel, Outlook, and Word.
  • Valid driver's license and reliable transportation required.
  • Must be legally authorized to work in the United States.
