Role Overview
The Project Manager (PM) will oversee the end-to-end development of Avente’s hurricane-resistant, energy-efficient homes, ensuring projects are completed on time, on budget, and to specifications. This role requires expertise in ICF/steel construction, subcontractor coordination, and Florida building codes.
Key Qualifications
1. Experience
5+ years in residential construction management, preferably with:
ICF (Insulated Concrete Forms) and steel framing projects.
Land development (entitlements, permitting, infrastructure).
Florida GC License (or ability to obtain one).
2. Technical Skills
Construction Methods: Mastery of ICF assembly, metal roofing, and hurricane-resistant detailing.
Software Proficiency:
Project Management: Procore, BuilderTREND, or similar.
Cost Control: Ability to track budgets using tools like Excel or QuickBooks.
Crew Management: Train and supervise foremen and laborers in ICF/steel techniques.
Subcontractor Coordination: Negotiate with electricians, plumbers, and HVAC teams.
Problem-Solving: Resolve delays (e.g., material shortages, weather disruptions).
Communication: Daily updates to CEO, weekly reports for investors.
4. Certifications (Preferred)
OSHA 30 (Safety).
FORTIFIED Home Auditor (for hurricane-resilience standards).
LEED Green Associate (sustainability bonus).
Core Responsibilities
Pre-Construction
Secure permits and approvals (Pasco County).
Finalize contracts with Vietnam-based suppliers and local subcontractors.
Construction Oversight
Ensure ICF/steel homes meet 200+ mph wind resistance and 40%+ energy savings.
Budget & Timeline Management
Maintain costs at ≤(100/sq.ft. (200K/home).
Address supply chain delays (e.g., backup suppliers for steel/PU panels).
Implement hurricane-season protocols (e.g., job site securing).
Ideal Candidate Profile
Background: Former superintendent or PM for a custom homebuilder or sustainable developer.
Detail-oriented (for compliance with Florida energy codes).
Adaptable (to Avente’s hybrid U.S./Vietnam supply chain).
Hands-on (willing to train crews in ICF techniques).
