Job summary

Blueprint Hires is seeking a Project Manager for Oakland, CA to lead mechanical construction projects from initiation through closeout. You will coordinate subcontractors and consultants, track scope, schedule, and budget, and ensure quality and compliance across projects at our Oakland location.

Your day includes reviewing contracts, developing schedules, managing submittals and changes, monitoring costs, and conducting weekly coordination meetings to keep projects on track and within budget.

Qualifications

• Bachelor’s degree in Mechanical Engineering or equivalent preferred.
• 5-10 years of project management experience in construction or related discipline.
• Proficiency with Excel, Word, Outlook, Microsoft Project, Bluebeam, BIM360, and related CM software.

Responsibilities

• Review contracts, bid documents, scopes, and schedules to establish project expectations.
• Develop pre-construction schedules, labor and material codes, and startup plans.
• Manage subcontractors, consultants, purchase orders, submittals, RFIs, and change orders.
• Monitor costs, schedules, milestones, quality, cash flow, and risks; develop contingency plans.
• Conduct weekly site visits, staff meetings, and project coordination; maintain records.
• Prepare monthly billings and coordinate project closeout, including warranties and as-builts.

Job description

A long-established, family-owned mechanical contractor providing comprehensive in-house mechanical construction services for commercial projects Project Manager to help them successfully deliver construction projects on scope, schedule, and budget. You’ll lead project execution, coordinate subcontractors and consultants, and ensure high-quality services throughout each project at their Oakland, CA location.

Your Day Includes

• Review contracts, bid documents, scopes, schedules, and time-sensitive requirements to establish project expectations.
• Develop pre-construction schedules, labor and material codes, billing schedules, and project startup plans.
• Manage subcontractors, consultants, purchase orders, submittals, RFIs, change estimates, and Change Orders.
• Monitor project costs, schedules, milestones, quality, cash flow, and potential risks; develop contingency plans as needed.
• Conduct weekly site visits, staff meetings, and project coordination while maintaining accurate project records.
• Prepare monthly billings and coordinate project closeout, including warranties, O&M manuals, as-builts, and required documentation.

Must Haves
