Qualifications

• BS in Construction Management or related field.
• 5+ years' experience in the construction field.
• Knowledge of Procore, MS Project, Blue Beam, and Microsoft Office Suite.
• A valid driver's license; reliable transportation.
• Professional communication skills with ability to create and maintain strong relationships within the team and with outside clients, subcontractors and vendors.
• Strong time management skills with ability to multi-task, prioritize and meet deadlines.

Responsibilities

• Lead and guide the project team on assigned projects in all phases (pre-construction, construction, closeout, post-construction).
• Supervise and coordinate with superintendents, field staff, coordinators, administration, and accounting.
• Maintain schedules, deadlines, and expectations for all stakeholders.
• Implement and manage contracts, including Owner contracts prior to construction.
• Coordinate insurance/bonding and Owner requirements; manage Builder's Risk coverage.
• Prepare subcontracts and purchase orders; develop scope and negotiate with subs/suppliers.
• Oversee permits and project approvals.
• Ensure safety program and site-specific job hazard analyses; meet safety objectives.
• Monitor project costs: prepare cost estimates, cash flow, margins, and monthly reviews.
• Ensure subcontractor deliverables (insurances, listings, joint checks) are in place.

Job Description

Salary Range:$115,000.00 To 180,000.00 Annually

The Project Manager will lead and guide the project team on assigned projects in each phase including pre-construction, construction, closeout, and post-construction services. CM&B is a collaborative team environment in which the Project Manager will learn and grow under the direction of the Project Executives.

Essential Duties and Responsibilities

• Leadership support for CM&B project team – superintendents, field staff, project coordinators, administration, and accounting
• Manage multiple projects while consistently delivering a high level of satisfaction to our clients by communicating and maintaining schedules, deadlines and clear expectations to all stakeholders
• Accomplish project results through complete comprehension of project scope/project requirements, establishing/maintaining site standards and protocols, allocating and managing project resources, evaluating construction progress, resolving design issues, evaluating/implementing changes and in being resourceful and assertive at all times as a manager
• Construction contracts, including preparation and execution of Owner contract prior to construction commencement
• Insurances/bonding, including confirmation of Owner requirements, initiation of requests for insurance certificates to Owner, and Owner's Builder's Risk insurance coverage
• Project permitting
• Preparation of subcontracts and purchase orders, including scope development, subcontractor/material supplier buy strategies and negotiations, subcontract preparation and all accountability for required subcontractor deliverables (insurances, supplier/vendor listings, joint check agreements, etc.)
• Project safety, including management of consultant services, site-specific job hazard analysis and accomplishment of start-to-finish site safety objectives
• Project cost management including preparation of project control estimates, cash flow forecasts, margin forecasts, monthly cost meetings and invoice approvals
