Job description

Full-time | Office and active jobsites | $120,000 to $160,000 base

The opportunity

Our client is an established construction company focused on commercial tenant improvements, office build-outs, and renovations. They work for property owners, developers, and corporate tenants, mostly along the Peninsula.

The team is lean, so project managers carry real ownership and have direct access to company leadership. You will have a say in how projects are run, not just a seat at the table. The standard is simple: deliver on schedule, communicate clearly, provide fair value, and stand behind the work.

The role

You will own commercial office projects from preconstruction through closeout, typically running 3 to 6 projects at a time ranging from $200,000 to $10 million. You are the client’s main point of contact and accountable for budget, schedule, quality, safety, and communication.

You will work daily with superintendents, estimators, architects, engineers, subcontractors, property managers, building owners, and clients.

What you will do

Preconstruction and planning

  • Review drawings and specifications, identify scope gaps, and support estimating and value engineering.
  • Solicit and review subcontractor bids, prepare bid comparisons, and recommend awards.
  • Write and negotiate subcontracts and purchase orders.
  • Build and maintain schedules, budgets, procurement logs, and long-lead-item tracking.
  • Coordinate permitting and inspections with Palo Alto, San Mateo, Mountain View, and surrounding jurisdictions.
  • Lead owner, architect, and contractor meetings, issue minutes, and track decisions and action items.
  • Manage RFIs, submittals, change orders, contracts, and document control.
  • Track costs against budget, forecast cost to complete, review subcontractor invoices, and prepare monthly payment applications.
  • Partner with the superintendent on sequencing, manpower, site logistics, quality control, and monthly forecasting.
  • Coordinate tenant requirements including IT/AV, furniture, access, after-hours work, and move-in dates.

Safety and compliance

  • Uphold the company safety program and Cal/OSHA requirements on every jobsite.
  • Coordinate compliance with California Title 24, ADA/CBC accessibility requirements, approved plans, and local codes.
  • Confirm subcontractors follow site-specific safety practices, PPE requirements, and building policies.

Closeout

  • Drive punch-list completion, commissioning, final inspections, and certificate-of-occupancy requirements.
  • Deliver as-builts, O&M manuals, warranties, final lien releases, and other closeout documents.

What you bring

  • 3+ years of commercial construction experience, including at least 3 years as a Project Manager or senior Project Engineer.
  • Hands-on experience managing commercial office or tenant-improvement projects. General contractor experience is strongly preferred.
  • Strong command of construction contracts, change management, scheduling, budgeting, procurement, and job-cost control.
  • Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications.
  • Proficiency with construction management and document-control tools such as Procore, Bluebeam, Microsoft Project, or Monday.com, plus strong Excel skills.
  • Clear, professional written and verbal communication with owners, design teams, building management, subcontractors, and clients.
  • Ability to manage multiple active projects and competing deadlines.
  • Valid California driver’s license and reliable transportation for jobsite visits.
