Job summary

CyberCoders is seeking a results-driven Project Manager to lead commercial tenant improvement projects for QSR and restaurant clients. You will manage schedules, budgets and cross-functional teams to ensure on-time, on-budget delivery while maintaining quality and safety standards.

The role emphasizes client communication, site coordination, and close collaboration with contractors and authorities to drive successful project outcomes. Travel to job sites as needed is required.

Qualifications

• 5+ years of hands-on project management in commercial construction or TI projects.

Responsibilities

• Lead end-to-end project delivery for commercial tenant improvement projects, with emphasis on QSR and restaurant builds.
• Develop and maintain project schedules, budgets and cash flow forecasts; proactively manage scope changes and cost controls.
• Coordinate permitting, code compliance, inspections and closeout documentation with consultants and authorities having jurisdiction.
• Manage contractors, subcontractors and vendors; lead procurement, negotiations, contracts, RFIs and submittals; enforce safety standards on site.
• Serve as primary client and stakeholder contact; provide regular project status reports, budget updates and risk mitigation plans.
• Facilitate pre-construction planning, constructability reviews and value engineering to optimize cost and schedule.
• Oversee site logistics and construction sequencing to minimize disruptions and meet brand requirements for QSR/restaurant clients.
• Track and administer change orders, claims and payment applications; ensure accurate documentation for financial/audit purposes.
• Conduct site visits, quality inspections and punch lists; lead closeout and turnover including warranties and as-builts.
• Mentor project team members and contribute to process improvements.

Project Manager - Commercial QSR & Restaurant (Tenant Improvement)

Position Overview

We are seeking a results-driven Project Manager to lead commercial tenant improvement projects for retail, quick service restaurants (QSR) and other restaurant/hospitality clients. The role is focused on delivering projects on time, on budget and to the required quality standards while coordinating cross-functional teams, contractors and stakeholders. The ideal candidate has strong commercial construction and QSR/restaurant experience and excels at schedule and cost control, client communication and site operations coordination.

Qualifications

• 5+ years of hands-on project management experience in commercial construction or tenant improvement projects; proven track record managing restaurant builds.
• Demonstrated knowledge of quick service restaurant operational requirements, FF&E coordination, and MEP interfaces for food service facilities.
• Proficient in project management and construction software (e.g., MS Project, Procore, Bluebeam, PlanGrid) and strong financial acumen for cost control and forecasting.
• Excellent communication and stakeholder management skills; ability to interact effectively with owners, franchisors, general contractors and municipal agencies.
• Solid understanding of permitting, building codes and inspection processes relevant to commercial food service projects.
• Strong organizational skills, attention to detail, and ability to manage multiple projects concurrently under tight schedules.
• Valid drivers license and willingness to travel to job sites as required.
• Preferred / nice-to-have: experience with Tenant Improvement (T.I.), Quick Service Restaurant (QSR) programs, Hospitality and Retail projects, and certifications such as PMP, CCM or OSHA 30.
