About S.E.T., Inc.

S.E.T., Inc. is a growing heavy civil contractor specializing in highway, bridge, and infrastructure construction across Ohio and surrounding states. As a $100M+ contractor, we are focused on disciplined growth, operational excellence, and building strong internal systems to support long-term expansion.

We're hiring a Project Manager to lead the full lifecycle delivery of assigned construction projects.

Position Overview

The Project Manager is responsible for leading the full lifecycle delivery of assigned construction projects. This role ensures that all aspects of contract compliance, cost control, scheduling, quality, safety, communication, and documentation are executed in alignment with company standards. The PM provides structured project leadership — coordinating internal teams, field operations, subcontractors, vendors, and clients to achieve successful outcomes and protect project margins.

This role interfaces regularly with clients/owners, design teams, superintendents and field leadership, estimating and preconstruction, and procurement, accounting, safety, and leadership teams. It does not supervise craft labor or self-perform work, approve hiring or compensation decisions, modify contract terms without approval, or commit the company to commercial risk beyond authority limits.

Key Responsibilities
Preconstruction & Project Startup
  • Work with Estimating Department to review bid in preparation for handoff
  • Develop an internal budget and assign cost codes in accordance with company procedures
  • Develop and assemble the full Project Submittal Package, including required specifications, product data, shop drawings, schedules, and any upfront documentation needed for early approvals
  • Lead internal and subcontractor kickoff meetings
Contract Administration
  • Manage owner contract compliance and required documentation
  • Prepare and issue subcontracts with complete scopes and flow-downs
Budget, Cost Management & Forecasting
  • Perform buyout and document cost variances
  • Maintain accurate cost-to-complete, committed cost tracking, and monthly forecasts
  • Protect fees, contingency, and margin through disciplined financial oversight
Schedule Development & Management
  • Develop the project baseline schedule and update as needed
  • Lead coordination with field leadership on look-ahead schedules
  • Identify schedule deviations and execute recovery plans when required
Change Management & RFI Oversight
  • Manage the full RFI and change order lifecycle
  • Price, negotiate, and document entitlement, cost, and time impacts
  • Maintain organized logs and communication records
Quality, Safety & Compliance Support
  • Maintain the submittal schedule and inspection of readiness
  • Support Superintendent with quality expectations, compliance, and punch-list closure
  • Reduce rework through clear documentation and planning
Client, Subcontractor & Stakeholder Communication
  • Attend OAC meetings, publish agendas and minutes, and track action items
  • Maintain alignment across internal and external stakeholders
Reporting & Documentation
  • Maintain project dashboards, logs, WIP inputs, and records
  • Ensure all project documentation is organized, accurate, and audit-ready
Project Closeout
  • Deliver final turnover including O&Ms, warranties, training, and punch list
  • Manage financial closeout, final pay applications, and retainage
  • Lead lessons learned and project debrief
