Appleton Finn seeks an experienced Project Manager for heavy civil construction in the Denver metro area. You will oversee safety, schedule, cost, and quality, directing both self-performed and subcontracted work on projects ranging from storm drainage to roadway and landscape.

The role offers a clear path to larger projects within a year, with a 50/50 field and office split and travel within Colorado. Competitive salary with benefits is provided.

Qualifications

  • Requires a four-year Engineering degree or equivalent field experience.
  • Six to ten years of heavy civil project experience.
  • Experience delivering work for DOT or municipal owners (CDOT/Colorado) is a strong plus.
  • Alternative delivery (CMGC / progressive design-build) preferred.
  • Proficient with Viewpoint software.
  • Strong communication with owners, designers, subcontractors and field crews.
  • Self-starter who works independently in a busy environment.
  • 50% field and 50% office work.
  • Based in Colorado with willingness to travel within the state.

Responsibilities

  • Own project performance from award through closeout, including safety, schedule, budget, quality and client satisfaction.
  • Serve as primary contact for owner, engineer of record, CDOT and municipal representatives.
  • Lead preconstruction and CMGC collaboration, including cost modeling and open book pricing.
  • Run buyout: scope, negotiate and award subcontracts and purchase orders; manage subcontractor performance.
  • Own the project budget: review cost reports, forecast to complete, report monthly.
  • Develop baseline schedule from estimate, drive updates, manage look-ahead planning.
  • Identify, price and process change orders to protect project position.
  • Direct Project Engineer and field staff on submittals, RFIs, procurement and document control.
  • Enforce safety policy and OSHA standards on site with superintendent.

Job Overview

Our client is looking for an experienced Project Manager with a background in heavy civil construction, based out of their Denver metro office, with work in the Denver area and Colorado Springs. Current work includes alternative delivery projects for public agency clients covering storm drainage, utility management, roadway, sidewalk and landscape.

The Project Manager holds full responsibility for the safety, schedule, cost and quality of their project, and directs both self-performed and subcontracted work. This is a role with a clear path to more responsibility. They expect the right person to be ready to take a larger project or a second project within a year.

Responsibilities
  • Own project performance from award through closeout, including safety, schedule, budget, quality and client satisfaction.
  • Serve as the primary point of contact for the owner, the engineer of record and agency representatives including CDOT and municipal clients.
  • Lead preconstruction and CMGC collaboration where applicable, including cost modeling, constructability review, risk registers and open book pricing with the owner and designer.
  • Run buyout. Scope, negotiate and award subcontracts and purchase orders, and manage subcontractor performance through completion.
  • Own the project budget. Review cost reports and equipment utilization, confirm correct cost coding, forecast to complete and report monthly on projected final cost.
  • Develop the baseline schedule from the estimate, drive monthly updates, and manage look ahead planning with superintendents and foremen.
  • Identify, price, negotiate and process change orders, and protect the project position on scope changes and delays.
  • Direct the Project Engineer and field staff on submittals, RFIs, procurement, material tracking and document control.
  • Enforce company safety policy and OSHA standards on site alongside the superintendent, and support incident review and corrective action.
  • Oversee traffic control plans, equipment mobilization, safety plans, haul road plans, erosion control plans and permit compliance.
  • Manage billing, pay applications, lien waivers and cash position on the project.
  • Mentor Project Engineers and Assistant Project Managers and support their development.
Skills
  • Construction Management or Engineering degree from a four-year university, or equivalent field experience.
  • Six to ten years of heavy civil project experience. More senior candidates will be considered based on experience.
  • Experience delivering work for Departments of Transportation or municipal owners. CDOT and Colorado municipal experience is a strong advantage.
  • Alternative delivery experience, CMGC or progressive design build, is preferred.
  • Proficiency in Viewpoint is preferred.
  • Strong communication skills with owners, designers, subcontractors and field crews.
  • A self starter who operates independently, sets the pace on their own job and thrives in a busy environment.
  • 50% field and 50% office.
  • Based in Colorado with willingness to travel within the state.

Pay: $125,000.00 to $150,000.00 per year, depending on experience.
