Job summary

RAM Construction Services in Broadview Heights, OH, is seeking a Project Manager in the Restoration Department to lead commercial restoration projects from pre-construction to closeout. You will oversee on-site and office activities, coordinate subcontractors, and ensure safety, schedule, budget, and quality.

The ideal candidate has 5+ years in construction project management, strong budgeting, scheduling, and contract administration, with ability to read plans and manage self-perform crews.

Qualifications

• Bachelor's degree in construction management, civil engineering, or related field OR equivalent experience.

• Strong knowledge of construction principles, methods, materials and costs
• Ability to read and interpret construction plans, blueprints, and specifications required.

Responsibilities

• Review project specifications, drawings, and contracts.
• Coordinate project kickoff meetings and develop execution plans.
• Manage submittals, procurement schedules, and long lead item tracking.
• Develop and maintain baseline schedules and 3-week lookaheads.
• Direct day-to-day on-site activities and manage subcontractor performance.
• Maintain communication with field teams, superintendents, and foremen.
• Coordinate inspections, RFIs, and submittals with design teams and owners.
• Track material deliveries, manpower, and production rates.
• Ensure safety and compliance with contract documents.
• Maintain and update budgets, forecasts, and job cost reports.
• Manage billing processes (SOVs, pencil draws, lien waivers).
• Identify, price, and track change orders and additional work.
• Monitor committed costs and vendor invoices for accuracy.
• Enter PCOs and change orders into systems (e.g., Acumatica, Procore).
• Coordinate punch list, final inspections, and handoffs.

Job Summary

As a Project Manager in the Restoration Department, you will lead, coordinate, and oversee complex commercial restoration projects from pre‑construction through final completion. This role is responsible for ensuring projects are delivered safely, on schedule, within budget, and to the highest standards of quality and client satisfaction. The Project Manager serves as the primary point of contact for clients, subcontractors, field operations, and internal stakeholders, maintaining strong relationships while driving project success.

The ideal candidate is a strategic and analytical leader with exceptional organizational, communication, and critical thinking skills who thrives in a demanding environment. Responsibilities include project planning, estimating support, budgeting, contract administration, scheduling, resource allocation, risk management, and financial oversight. The Project Manager will proactively identify challenges, develop effective solutions, and ensure compliance with all company policies, safety regulations, and industry standards.

This position plays a critical role in upholding RAM Construction Services' reputation for excellence by delivering high‑quality restoration solutions, fostering collaboration among project teams, and maintaining a steadfast commitment to safety, accountability, and customer service throughout every phase of the project lifecycle.

Key Responsibilities

Project Planning & Pre‑Construction

• Review and interpret project specifications, drawings, and contracts.
• Participate in project kickoff meetings and develop project-specific execution plans.
• Coordinate project submittals, procurement schedules, and long lead item tracking.
• Develop and maintain baseline schedules and (3)-week lookaheads.

Project Execution & Coordination

• Background in working for a subcontractor and/or running multiple jobs at once.
• Direct day-to-day activities on-site and manage subcontractor performance.
• Maintain consistent communication with field teams, superintendents, and foremen.
• Coordinate inspections, RFIs, and submittals with design teams and owners.
• Track material deliveries, manpower utilization, and production rates.
• Ensure work is performed safely and in accordance with contract documents.
• Maintain and update project budgets, forecasts, and job cost reports.
• Manage billing process (SOVs, pencil draws, lien waivers).
• Identify, price, and track change orders and additional work.
• Monitor committed costs and vendor/supplier invoices for accuracy.
• Ensure timely entry of PCOs and pending change orders into systems (e.g., Acumatica, Procore).

Project Closeout & Handoff

• Coordinate punch list completion and final inspections.
• Oversee project documentation including as-builts, warranties, and O&M manuals.
• Facilitate final billing and ensure all contractual obligations are met.
• Conduct project debrief meetings to review lessons learned.

Education & Experience

• Bachelor's degree in construction management, civil engineering, or related field OR equivalent experience.
• 5+ years of experience managing construction projects (commercial, industrial, or restoration preferred)
• Strong knowledge of construction principles, methods, materials, and costs
• Ability to read and interpret construction plans, blueprints, and specifications required.
• Ability to budget, schedule, negotiate, and control costs.
• A high degree of familiarity with contract and subcontract documents, terms, and conditions
• Experience managing self-performing crews and subcontractor coordination.

Technology

As a Project Manager for RAM, the employee will be exposed to both office and job site/field settings. Work environments may include, but are not limited to, seasonal temperatures, high spaces, small spaces, loud and frequent noises, standing/walking, and indoor/outdoor settings.

Travel

Travel to and from job sites is required. RAM will compensate for travel expenses if applicable.

Physical Demands

• Ability to sit, stand, and walk for extended periods as needed.
• Occasional lifting and carrying of up to fifty pounds.
• Ability to climb stairs and move throughout office and jobsite environments.
• Frequent use of vision for reading documents and viewing computer screens.
• Ability to communicate effectively, including speaking and hearing.
