ABOUT THE ROLE

We are seeking a highly skilled and experienced Project Manager to join our dynamic Restoration Team. The ideal candidate will demonstrate exceptional attention to detail, possess excellent organizational skills, and have a proven track record of efficiently managing projects. To be successful in this position, you need to be analytically minded and a great problem solver. We are seeking applicants with excellent communication and interpersonal skills. The key responsibilities in this role are as follows:

Project Planning & Pre-Construction

• Review and interpret project specifications, drawings, and contracts.
• Participate in project kickoff meetings and develop project-specific execution plans.
• Coordinate project submittals, procurement schedules, and long lead item tracking.
• Develop and maintain baseline schedules and (3)-week lookaheads.

Project Execution & Coordination

• Background in working for a subcontractor and/or running multiple jobs at once.
• Direct day-to-day activities on-site and manage subcontractor performance.
• Maintain consistent communication with field teams, superintendents, and foremen.
• Coordinate inspections, RFIs, and submittals with design teams and owners.
• Track material deliveries, manpower utilization, and production rates.
• Ensure work is performed safely and in accordance with contract documents.
• Maintain and update project budgets, forecasts, and job cost reports.
• Manage billing process (SOVs, pencil draws, lien waivers).
• Identify, price, and track change orders and additional work.
• Monitor committed costs and vendor/supplier invoices for accuracy.
• Ensure timely entry of PCOs and pending change orders into systems (e.g., Acumatica, Procore).

Project Closeout & Handoff

• Coordinate punch list completion and final inspections.
• Oversee project documentation including as-builts, warranties, and O&M manuals.
• Facilitate final billing and ensure all contractual obligations are met.
• Conduct project debrief meetings to review lessons learned.

Preferred

• OSHA 30 Certification
• Experience managing self-performing crews and subcontractor coordination
• Familiarity with unit price, T&M, and lump sum contracts.

The employee will be exposed to an office and job site/field setting. Work environments may include, but are not limited to, seasonal temperatures, high spaces, small spaces, loud and frequent noises, standing/walking for up to 10 hours a day, indoor/outdoor settings, and areas close to traffic.

Travel

To and from job sites is required. The client will compensate for travel expenses if applicable.

QUALIFICATIONS

Education & Experience

• Bachelor's degree in construction management, civil engineering, or related field OR equivalent experience.
• 5+ years of experience managing construction projects (commercial, industrial, or restoration preferred)
• Proficiency in Microsoft Office Suite, scheduling software (e.g., MS Project, Primavera), and project management platforms (e.g., Procore, Blue Beam).
• Strong knowledge of construction principles, methods, materials, and costs
• Ability to read and interpret construction plans, blueprints, and specifications required
• Ability to budget, schedule, negotiate, and control costs.
• A high degree of familiarity with contract and subcontract documents, terms, and conditions
• Excellent communication and negotiation skills
• Ability to manage multiple projects simultaneously
• Strong leadership and management skills
