Job description

Assists and supports Project Managers in coordinating the activities of construction projects to ensure cost, schedules, and quality standards are met. Exercises independent judgment related to the day-to-day administration of projects.

Responsibilities
  1. Plans, organizes, and monitors project activities; assists Project Manager to ensure effective communication with consultants, coordinates team meetings, completes contract documents, and reviews consultants and contractors pay applications.
  2. Directs and maintains document control and distribution. Distributes and logs each document, including reviewing, analyzing, and understanding each document, Request for Information (RFI), submittals, contract documents, A/E reports, contract close-out documentation, and punch list management.
  3. Develops construction project schedules using Critical Path Management techniques and project management software.
  4. Obtains and provides pricing using standard practices for cost estimates.
  5. Coordinates project activities, drafts meeting agendas, attends weekly and monthly meetings, and prepares minutes. Verifies submittal conformance to specifications.
  6. Maintains current and accurate project insurance and bond requirements.
  7. Monitors and maintains budgetary availability and expenditures.
  8. Maintains current and accurate project files.
  9. Coordinates project activities with Project Manager, Departments, Architects, Engineers, and Contractors to expedite project timelines using tact and diplomacy.
  10. Monitors punch list to ensure timely completion of work.
  11. Prepares daily and monthly reports.
  12. Maintains and modifies office plans and specifications.
  13. Obtains required permits from governmental agencies and ensures required inspections.
  14. Performs all other related duties involved in Facilities Management operations.
Minimum Requirements
  • Must have an Associate’s degree or higher plus three (3) years of full-time project facilitation experience in construction or architectural industry handling public and commercial projects. Prefer coursework in architecture, engineering, or construction sciences.
  • OR a High School Diploma or GED plus five (5) years of similar experience.
  • Must have a valid Texas driver license.
  • Knowledge of construction principles, techniques, and procedures is preferred.
  • Proficiency in computer software, including word processors, spreadsheets, and project scheduling applications.
  • Effective oral and written communication skills.
  • Organizational and evaluation skills.
  • Experience with Critical Path Method and Gantt Chart scheduling is preferred.
  • Ability to multi-task and prioritize effectively across several projects.
