SmartPads is a fast-growing, luxury pre-fabrication home builder based between Steamboat Springs, CO, Denver, CO, and Vernal, UT. Its sister company, Crafted Structures, manages the on‑site components of our homes. We are seeking an experienced, hands‑on Production Manager to lead our Vernal/Naples production facility — running the floor, developing the crew, and owning quality, safety, and schedule so that every home leaving our facility meets the standard our clients expect. This is a high‑ownership role for a builder who takes pride in craftsmanship and in growing the people around them.

POSITION OVERVIEW

The Production Manager acts as the construction superintendent for SmartPads’ production facility and is accountable for everything that happens on the floor — safety, craftsmanship, throughput, cost, and the condition of every module when it ships. The Production Manager leads the facility’s people and processes from start to finish, ensuring homes are built to approved, engineer‑and state‑stamped plans and delivered to the field ready to integrate cleanly with on‑site work.

The Production Manager reports to the Director of Operations. Direct reports include the Assistant Production Manager, Production Team Leads, and the production crew. The Production Manager works closely with the Quality Assurance / Procurement Manager, Project Manager, and Preconstruction Manager, and coordinates with subcontractors, suppliers, and Crafted Structures field teams.

The Production Manager is not expected to be on the tools, however – an intimate knowledge of multi‑disciplinary trade skills is valued for training and setting workmanship examples.

Key Responsibilities
  • Oversee, manage, and run daily operations at the production facility, holding the crew to schedule, budget, and quality targets.
  • Lead and develop the Assistant Production Manager, Production Team Leads, and production crew, fostering a productive, safe, and highly communicative environment in which employees are satisfied and can grow and move up in the organization.
  • Report to management on employees and subcontractors with favorable or unfavorable workmanship, reliability, and attitude, providing candid feedback to support continual re‑shaping of the workforce.
Facility Process Leadership
  • Observe, identify, and implement process improvements, consistent with industry‑leading manufacturing principles – through the support of the Director of Operations and the company’s Manufacturing Consultant.
  • Execute and further implement 5S principles and lean manufacturing throughout the facility.
  • Maintain a clean, organized facility consistent with 5S systems and all federal, state, and local safety standards.
  • Own security of the facility, including processes for locking and securing the leased facility and all Company materials and assets.
Quality Control & Craftsmanship
  • Ensure all homes built are completed in accordance with approved plans stamped by engineers and state authorities.
  • Supervise all workmanship of employees and subcontractors to ensure the highest quality work, consistent with design and product specifications.
  • Implement best practices that minimize future warranty issues and maximize modular longevity.
  • Conduct thorough walk‑through inspections and ensure completion of quality control checklists so the finished product meets agreed specifications before the modular product leaves the facility.
  • Work with the Quality Assurance Manager to ensure any quality issues are remedied prior to shipment.
  • Ensure roof membranes, protection shield, materials, and decking are installed using best practices of workmanship.
Scheduling, Subcontractors & Procurement
  • Work with the Project Manager to schedule subcontractors and material deliveries to meet schedules as outlined by management.
  • Coordinate with the Quality Assurance / Procurement Manager and Procurement Assistant on material planning, inventory, and delivery sequencing.
  • Obtain multiple bids from contractors and work with the Director of Operations on decisions balancing lowest cost, best quality, and most reliable providers.
  • Negotiate with suppliers to ensure the Company receives competitive rates and terms when purchasing raw materials for homes.
  • Work with the Director of Accounting to ensure all subcontractors is insured and that current certificates of insurance are on file and available for management inspection.
Shipping & Site Integration
  • Supervise crane and trucking crews to minimize or negate any potential damage or cracking when loading modular homes for shipment, including padding, strapping, bracing, and weather protection of the unit.
  • Oversee execution of pre‑shipment checklists and ensure proper securing of toilets, cabinets, doors, appliances, and any loose materials for travel.
  • Ensure any additional materials required to meet the customer’s finish‑out specifications ship with the home, apply marketing signage for transit, and include any marketing materials as directed by the Company.
  • Act as liaison with SmartPads and Crafted Structures clients and their general contractors from local sites, ensuring smooth integration of our modular homes with local site work.
  • Travel to job sites to perform warranty‑related work with the crew as needed.
Safety & Compliance
  • Ensure implementation of and adherence to the safety workbook, and have employees sign after acknowledging they have read the Company Safety Procedures.
  • Enforce safety protocols and maintain compliance with OSHA standards and company policies, including routine safety meetings.
  • Prepare for and facilitate all state inspections during construction at the facility.
  • Ensure the manufacturing facility remains compliant with all state requirements.
  • Stay current with and implement the most recent IRC building codes and applicable local codes.
Communication, Reporting & Administration
  • Participate in required management calls and other meetings when requested, delivering operational requirements and executing directives in a professional and highly communicative manner.
  • Handle email and verbal communication with customers and general contractors on home finishes and specifications
  • Maintain accurate daily production records and report regularly to the Director of Operations on progress, risks, and solutions.
  • Use all software and processes provided by management for best practices and operational efficiencies.
  • Keep accurate financial records by project, turn in receipts in a timely manner, and ensure employee time is accurately recorded.
  • Work with the Director of Accounting on new‑hire employment documentation for payroll processing, and implement directives and processes that ensure proper job allocation of costs and labor.
  • Interface with clients and general contractors to assist management in sales conversion.
QUALIFICATIONS

SmartPads is looking for a self‑starting Production Manager who is passionate about the construction process and about building a team.

Technical Skills & Qualifications
  • 7+ years of hands‑on construction experience as a superintendent or equivalent, demonstrating a broad skill set across the full vertical — framing practices, siding installation, weatherproofing, insulation, roofing systems, flooring, drywall, painting, cabinetry installation, engineering, and MEP integration.
  • Modular or off‑site construction experience strongly preferred.
  • Comprehensive technical knowledge of mechanical, electrical, and plumbing systems and their integration with structures, including the ability to lay out MEPs for on‑site connection and integration.
  • Deep understanding of construction plans, with the ability to call out inconsistencies and mistakes prior to construction.
  • Comprehensive working knowledge of tools, methods, and concepts for full vertical construction, and of relevant regulatory standards.
  • Deep knowledge and experience with 5S and lean principles — or, at minimum, a high degree of willingness to take additional training.
  • High school diploma or GED required; a degree in Construction Management or a related field is preferred.
  • Proficiency with Microsoft Excel and Word, and familiarity with project management software (e.g., Buildertrend, Procore, MS Project).
