Job summary

SharpAtoms is seeking an experienced Preconstruction Specialist to own the preconstruction lifecycle for custom residential ADU projects. You will manage client interactions from PCA to construction contracts, guide finish selections, reconcile allowances, and assemble complete contract packages.

This is not a sales or estimating role. You will coordinate with architects and consultants, deliver weekly budget updates, and ensure accurate documentation before construction begins.

Qualifications

• Minimum 5+ years managing preconstruction and budgets for custom residential builds.
• Experience coordinating selections and cost reconciliations with homeowners.
• Strong written communication and client-facing reporting.

Responsibilities

• Own the client experience from signed PCA to construction contract.
• Guide clients through finish selections and create complete specification schedules.
• Reconcile allowances line-by-line as costs come in to keep the budget accurate.
