Qualifications

• Proven experience in construction preconstruction, estimating, or project management.
• Experience leading preconstruction efforts, managing budgets, coordinating bids, and developing competitive project proposals.
• Strong knowledge of construction drawings, specifications, cost controls, scheduling, subcontractor procurement.
• Excellent analytical, organizational, communication, and negotiation skills.
• Ability to manage multiple projects and deadlines with accuracy.

Responsibilities

• Lead Preconstruction Activities: Oversee projects from initial concept through estimating, budgeting, scheduling, and final proposal preparation.
• Develop Accurate Estimates: Manage conceptual, schematic, and detailed estimates considering labor, materials, equipment, subcontractor pricing, and market conditions.
• Drive Strategic Planning: Collaborate with owners, architects, engineers, project managers, and field teams to set goals, budgets, schedules, and execution strategies.
• Champion Constructability: Review drawings and specs to identify conflicts, logistics, and cost-saving opportunities.
• Deliver Value Engineering: Develop alternatives that maximize value without compromising quality.
• Manage the Bidding Process: Coordinate subcontractor solicitations, bid packages, and proposal development.
• Coordinate Scheduling: Establish preliminary schedules and anticipate obstacles.
• Build Client Relationships: Participate in client meetings and communicate strategies.
• Evaluate Project Risks: Identify risks early and develop mitigation strategies.
• Support and Develop Teams: Guide estimating and preconstruction personnel.
• Ensure a Seamless Handoff: Provide operations with budgets, schedules, and scope docs.
