Job summary

CORE West, Inc. in Roseville/Emeryville, CA is seeking a Preconstruction Manager/Estimator to lead cost estimating from concept through construction documents for K-12, higher education, and civic projects.

You will collaborate with design teams, owners, and subcontractors to develop GMPs and manage buyouts. The role requires strong communication, team leadership, and the ability to manage multiple pursuits; travel within Northern California is expected.

Qualifications

• Minimum 2 years; prefer 5 to 10 years of progressive experience in estimating/preconstruction management
• Experience scoping and estimating projects from concept through construction documents
• Experience with progressive design build, lease leaseback, and CM at Risk delivery including GMP development
• Experience estimating California public sector work (K-12, higher education, civic/municipal) preferred
• Strong verbal and written communication; ability to present cost information to clients/design teams
• Knowledge of California public contract law, prevailing wage, and DSA/HCAI processes
• Proficiency with estimating tools; Destini experience is a plus
• Bachelor’s degree in related field preferred or equivalent experience

Responsibilities

• Lead cost estimating from conceptual through construction document phases (SD, DD, CD) for various delivery methods
• Break down scope into detailed line items; prepare unit pricing and estimates
• Develop and maintain project cost models, budgets, and GMP proposals
• Solicit, review, negotiate subcontractor bids; lead buyout through award
• Collaborate with architects, engineers, owners and teams to align scope, budget and schedule
• Identify risks and assist in mitigation strategies; support VE efforts
• Prepare and present estimates, GMP packages, and status updates to clients and CORE leadership
• Maintain project files and cost databases in CORE systems; travel as needed
