Job summary

Vivmark Residential is seeking a Preconstruction Manager to lead regional estimating, develop accurate cost models across design stages, and drive value engineering for multifamily projects. You will collaborate with Development, Design, and Construction teams to inform investment decisions and ensure constructability.

Onsite Monday-Thursday with optional remote Fridays, you’ll shape the preconstruction process, manage multiple projects, and deliver data-driven insights for portfolio growth.

Qualifications

• Bachelor's degree in Construction Management, Architecture, Engineering, or related field, or equivalent.
• 5+ years in construction estimating or preconstruction.
• Experience detailing cost estimates across design stages.
• Proficiency with estimating tools (Bluebeam, PlanSwift, STACK, Autodesk Takeoff, OST).
• Strong analytical, communication, and presentation skills.
• Ability to manage multiple projects with high attention to detail.

Responsibilities

• Lead regional project estimating and be the primary estimating resource.
• Develop and manage estimates across conceptual to construction document stages.
• Produce multi-class estimates with market awareness and benchmarks.
• Drive value engineering and cost optimization throughout design.
• Collaborate with Development, Design, Capital Projects, and Construction teams.
• Support trade partner bidding, buyout analysis, and procurement decisions.
• Conduct post-construction cost reviews and lessons learned analyses.
