Job summary

Job description

Preconstruction Manager I at Ryan Companies US, Inc. in Austin responsible for developing accurate and timely project estimates for projects ranging from $5M to $100M+ using cost modeling, quantity take‑offs, value analysis, and historical cost data. Works collaboratively with project teams, owners, architects, engineers, subcontractors, and internal stakeholders to support budget objectives, scope management, and preconstruction guidance through the project lifecycle.

Responsibilities
  • Work with project managers to develop conceptual and detailed estimates
  • Perform quantity take‑offs of all construction systems
  • Create project estimates individually and with a team
  • Solicit subcontractor pricing for budgeting and bid proposals
  • Scope and select subcontractors based on best value and project requirements
  • Record final estimates and maintain cost history
  • Create, track, and manage project scope
  • Participate and review buyout and GMP estimates
  • Create preconstruction schedules with project management and field personnel
  • Support the development, architectural, and construction team with preconstruction expertise (value design, costs, project schedule, procurement, and project pursuits)
  • Train cost engineers and project management staff
  • Consistently achieve customer satisfaction and Raving Fan goals
  • Review and provide feedback on project estimates created by the project managers
  • Provide direction for understanding project scope, market pricing, and available resources
  • Assist clients and developers with conceptual budgets of types
  • Perform cost modeling using Uniformat II system costs
Qualifications
  • 4‑year engineering, architectural or management degree required
  • 4–6 years of commercial construction experience
  • Knowledge of construction means and methods and the ability to read and understand project plans
  • Proficiency with CSI and Uniformat II work breakdown structures
  • Strong quantity take‑off skills with the ability to summarize data meaningfully
  • Knowledgeable in Microsoft Excel
  • Working knowledge of OST, Bluebeam, VICO, Navisworks, and Revit is a plus
  • Knowledge of design‑build, CM at Risk, and best‑value processes
  • Ability to teach skills and knowledge to others
  • Strong listening, prioritizing, and valuing opinions of others
