Job summary

AlphaGov in Lenexa, KS seeks an experienced Preconstruction Manager to lead planning, estimating, budgeting, and bid strategy for commercial construction in the Kansas City region. You will oversee projects from feasibility through final pricing and handoff to the construction team.

Responsibilities include developing budgets, GMP proposals, value engineering, subcontractor scopes, and procurement strategies, while coordinating with clients and design professionals to optimize cost and schedule

Qualifications

• 5+ years in preconstruction, estimating, or commercial construction
• 10+ years overall commercial construction experience preferred
• Strong background in estimating, budgeting, cost analysis, and value engineering
• Experience managing projects through multiple design and preconstruction phases
• Knowledge of Design-Build, CMAR, negotiated contracts, hard bids, and procurement
• Ability to interpret drawings and specifications
• Experience developing subcontractor scopes, bid packages, and budgets
• Proficiency with estimating software and construction management tools

Responsibilities

• Lead preconstruction planning, feasibility assessments, estimating, budgeting, and final bid development
• Develop conceptual budgets, detailed estimates, GMP proposals, and final project pricing
• Review drawings to define scope, costs, and gaps
• Develop pricing models and evaluate financial risks
• Lead value-engineering to identify cost-effective design options
• Develop trade scopes, bid packages, and procurement strategies
• Manage subcontractor outreach, proposals, negotiations, and bid comparisons
• Identify and resolve pricing discrepancies and unpriced work
• Update budgets as designs evolve
• Coordinate with clients, architects, engineers, and vendors
• Support client presentations, interviews, and business development initiatives
• Present cost forecasts and project risks to leadership and clients
