Job summary

JLL seeks a Preconstruction Manager to turn a project brief into a proposal and a bid package for the Build team. You will lead estimating, bid packaging, and constructability from pursuit through award, ensuring every project is priced, scoped, and fundable before construction.

You will develop estimates with COSTX or equivalent, lead vendor strategy with the Project Manager, assemble full proposal packages, and coordinate Go/No-Go reviews and procurement plans.

Qualifications

• Bachelor's degree required in CM/Engineering/Architecture or related field.
• 7+ years in commercial preconstruction, estimating, or bid packaging on lump-sum and GMP work.
• Hands-on estimating experience with basis-of-estimate files.

Responsibilities

• Develop estimates, bid templates, and detailed take-offs using estimating software.
• Lead vendor strategy with Project Manager: share docs, schedule walks, issue RFIs, collect bids.
• Assemble the full proposal package: scope, procurement plan, exclusions/qualifications/assumptions, safety and logistics plans.
