Job summary

Jobot is seeking a Preconstruction Manager in Virginia Beach, VA, to lead estimating and preconstruction efforts from scope through final bid. You will manage a team of estimators, develop detailed and conceptual cost estimates, and guide bid strategy with Owners, Architects, and subcontractors.

The ideal candidate has 5+ years of construction estimating experience, strong plan/spec reading, and proficiency with Excel, MS Project, and take-off software.

Qualifications

  • Minimum 5+ years of construction estimating experience, with significant experience handling complex construction estimates and bids.
  • Experience managing or leading Estimators and/or preconstruction team members.
  • Strong background in reviewing construction plans, specifications, drawings, and other project documents to determine scope.
  • Experience developing complete construction cost estimates and bids.
  • Strong background in conceptual estimating, including developing estimates from incomplete information.
  • Experience with design‑build projects, including refining project scope and pricing.
  • Experience developing project costs for equipment, supervision, labor, materials, and subcontracted work.
  • Experience with bid‑day estimating and making adjustments throughout the estimating process.
  • Experience developing and maintaining subcontractor and supplier relationships.
  • Proficiency with Microsoft Word, Excel, PowerPoint, and Project.
  • Proficiency with On‑Screen Take‑Off or comparable takeoff software.
  • Proven ability to visualize two‑dimensional construction drawings in three dimensions.
  • Strong mathematical and analytical abilities.
  • Ability to manage multiple and competing priorities in a deadline‑driven environment.
  • Strong written and verbal communication skills.
  • Ability to lead meetings and effectively present information to Owners, Architects, and project stakeholders.

Responsibilities

  • Determine the complete scope and cost requirements for construction projects.
  • Manage Estimators and/or preconstruction team members.
  • Collaborate with the preconstruction team to establish project scope.
  • Review and interpret construction plans, specifications, drawings, and related documents.
  • Develop and maintain overall construction cost estimates and bids.
  • Collaborate with internal team members to develop presentations and proposals.
  • Review design options and recommend solutions based on cost, engineering quality, and material availability.
  • Collaborate with project teams to develop project schedules and associated equipment, supervision, and labor costs.
  • Adjust estimates on bid day and throughout the estimating process as needed.
  • Manage multiple variables and competing priorities to ensure proposals remain on track.
  • Lead design‑build teams in refining project scope and pricing.
  • Develop conceptual estimates from incomplete project information.
  • Lead teams through bid opportunities.
  • Lead meetings with Owners and Architects and provide accurate, timely information.
  • Develop and maintain subcontractor and supplier relationships.
  • Participate in local, state, and national estimating organizations when requested.
  • Comply with applicable safety programs, OSHA guidelines, company policies, procedures, and standards.
  • Promote safety, quality, integrity, and professionalism throughout the project.
  • Perform additional assignments as directed by management or required for successful project completion.
