Lumicity is seeking an experienced Senior Preconstruction Manager to lead the preconstruction process on a diverse portfolio of commercial construction projects. You will develop accurate budgets, drive value engineering, and collaborate with clients and project teams from concept through project turnover.

Responsibilities include leading conceptual estimating, budgeting, GMP development, reviewing drawings for risks, managing subcontractor bidding, and mentoring junior estimators.

Qualifications

• 10+ years of preconstruction, estimating, or commercial construction management experience with a General Contractor.
• Proven experience delivering multi-family, mixed-use, and industrial construction projects.
• Strong background in conceptual estimating, budgeting, value engineering, and GMP development.
• Thorough understanding of construction means and methods, scheduling, procurement, and cost control.
• Excellent communication and relationship-building skills with clients, architects, engineers, and subcontractors.

• Manage subcontractor bidding, scope reviews, and procurement strategies.
• Develop value engineering recommendations while maintaining project quality and budget objectives.
• Present estimates, budgets, and pricing strategies to clients and executive leadership.
• Mentor and support junior estimators and preconstruction team members.
• Ensure a seamless transition from preconstruction into construction operations.
