Job summary

Just Construction Recruitment is seeking an experienced Pre-Construction Manager to lead the pre-construction process for a range of commercial projects. The ideal candidate will have a strong background in estimating and pre-construction and will work closely with Owners, Architects, Engineers, Project Managers and subcontractors to develop accurate estimates and budgets.

• Ability to read and interpret drawings and specs.

Responsibilities

• Lead the pre-construction process from initial concept through project buyout
• Review drawings, specifications and project documents to develop accurate estimates and budgets
• Prepare conceptual, schematic, design development and final estimates
• Develop and maintain project budgets and preliminary schedules
• Lead value engineering and value management efforts
• Provide constructability reviews and identify potential project risks
• Develop project procurement and bid strategies
• Solicit, evaluate and negotiate subcontractor and supplier proposals
• Build and maintain strong relationships with Owners, Architects, Engineers, subcontractors and suppliers
• Coordinate closely with Project Management and Operations throughout the pre-construction process
• Prepare bid packages, scope sheets and subcontractor comparisons
• Assist with contract negotiations and project handover to the Operations team
• Present estimates, budgets and recommendations to clients and project stakeholders
• Support the development of Design-Build and Construction Management proposals

Qualifications

• 5+ years of commercial construction experience in estimating and/or pre-construction
• Strong understanding of commercial construction means, methods and costs
• Experience with healthcare, education/K-12 or other complex commercial projects preferred
• Experience working through the full pre-construction lifecycle
• Strong ability to read and interpret construction drawings and specifications
• Experience with estimating software; Beck Technology/Destiny preferred
• Proficient in Microsoft Office Suite
• Strong understanding of subcontractor scopes, buyout and procurement
