Qualifications

  • 5+ years of experience in commercial construction, estimating, or preconstruction.
  • Strong leadership and team-management abilities across multiple projects.
  • Proficiency with estimating software and preconstruction processes.

  • Prepare and review project estimates and proposals for accuracy and completeness.
  • Perform quantity takeoffs and utilize estimating software when necessary.
  • Develop bid packages and solicit pricing from subcontractors, suppliers, and vendors.

Job description

The Preconstruction Manager oversees the company’s preconstruction activities from project opportunity through bid submission and transition to operations. This position leads the preconstruction team and ensures estimates, proposals, bid packages, and project documentation are accurate and completed on time. The Preconstruction Manager works closely with management, owners, design teams, subcontractors, and vendors to develop competitive estimates, evaluate project risks, and support successful project pursuits.

Key Responsibilities
  • Lead and manage the preconstruction team, including assigning work, setting priorities, conducting regular team meetings, and monitoring deadlines and workload.
  • Review and evaluate project opportunities, plans, specifications, and bid requirements to determine project scope, feasibility, and bidding strategy.
  • Oversee and actively participate in estimating, bidding, and proposal preparation for projects in North Carolina and other states as the company expands.
  • Prepare and submit project bids in North Carolina and other states, including reviewing project documents, compiling final bid costs and proposals.
  • Prepare and review conceptual, detailed, and final project estimates and proposals for accuracy and completeness.
  • Perform quantity takeoffs and utilize estimating software such as On-Screen Takeoff, PlanSwift, and other applicable systems when necessary.
  • Develop bid packages and solicit pricing from qualified subcontractors, suppliers, and vendors.
  • Complete and maintain subcontractor prequalification applications for various project scopes.
  • Review and analyze subcontractor and vendor bids and identify scope gaps, discrepancies, exclusions, and potential project risks.
  • Maintain accurate bid, subcontractor, vendor, and project databases and files.
  • Develop and maintain strong relationships with subcontractors, suppliers, owners, architects, and engineers.
  • Attend pre-bid meetings, site visits, and other project meetings as needed.
  • Communicate project costs, risks, bidding strategy, and estimating information to upper management.
  • Coordinate with Project Management team to support a successful transition from preconstruction to construction.
  • Manage multiple projects, deadlines, and priorities while maintaining accuracy and attention to detail.
  • Support the development and training of project team members.
  • Attend company, industry, networking, and outreach events as needed to represent the company and build professional relationships.
Qualifications
  • Associate’s or Bachelor’s degree in Construction Management, Engineering, Business, or a related field preferred; equivalent construction experience may be considered.
  • 5+ years of experience in commercial construction, estimating, or preconstruction.
  • Proficiency in Microsoft Office, Procore, PlanSwift, and other estimating and preconstruction management software preferred.
  • Ability to provide strong leadership while maintaining organization, accuracy, and attention to detail throughout all phases of preconstruction.
  • Valid driver's license
