James R. Vannoy & Sons Construction Company, LLC is seeking a driven Preconstruction Manager to lead the preconstruction phase of our commercial projects across healthcare, education and municipal sectors.

You will pair estimating expertise with field operations experience to ensure a smooth concept-to-construction transition. This role demands ownership, strong client relationships, and mastery of CMAR and Design-Build delivery.

Qualifications

• We are seeking a candidate with 5+ years of experience in commercial construction and strong estimating/preconstruction and/or operations leadership.
• Experience leading both trade-facing pricing efforts and client-facing deliverables.
• Strong understanding of CMAR and Design-Build delivery models.
• Excellent cost analysis, budgeting, and risk assessment abilities.

Responsibilities

• Lead all aspects of the preconstruction process including budgeting, estimating, scheduling, and client coordination.
• Collaborate with Operations to align scope, logistics, constructability, staffing, and execution strategy.
• Develop and manage preconstruction schedules, milestone tracking, and client-facing deliverables.
• Support proposals, interviews, and relationship building with clients and industry partners.
• Provide detailed cost estimates with quantity takeoffs and GMP proposals.
• Present to clients with cost updates, scope alignment, and value engineering recommendations.
• Provide constructability input during design to reduce risk and control costs.
• Build long-term relationships with trade partners for competitive pricing and accountability.
• Ensure smooth transition from preconstruction to Operations for field success.
