Job summary

AHU Technologies Inc is seeking a Preconstruction Manager to lead the preconstruction phase of commercial construction projects across healthcare, education, and municipal sectors. You will oversee budgeting, estimating, scheduling, constructability reviews, value engineering, client coordination, and subcontractor engagement, partnering with Operations to ensure a smooth transition into construction.

Experience with CMAR and Design-Build is required, and the ideal candidate has strong

Qualifications

  • 5+ years of commercial construction experience with strong preconstruction, estimating, or operations leadership experience.
  • Mandatory experience with CMAR and Design-Build project delivery.
  • Healthcare, education, and municipal construction experience is highly preferred.

Responsibilities

  • Lead all aspects of the preconstruction process, including estimating, budgeting, scheduling, and client coordination.
  • Partner with Operations teams to align project scope, logistics, staffing, and execution strategies. Ensure a smooth handoff from preconstruction to project operations.
  • Develop and manage preconstruction schedules and milestone deliverables. Prepare conceptual budgets, quantity takeoffs, GMP proposals, and value engineering recommendations.
  • Support business development through proposals, interviews, and client presentations.
  • Review construction drawings, specifications, and contracts for accuracy and constructability.
  • Solicit, evaluate, and negotiate subcontractor and supplier pricing.
  • Develop strong relationships with clients, design teams, and trade partners. Identify project risks and provide cost-effective construction solutions.

Position Overview

The Preconstruction Manager is responsible for leading the preconstruction phase of commercial construction projects across healthcare, education, and municipal sectors. This role oversees budgeting, estimating, scheduling, constructability reviews, value engineering, client coordination, and subcontractor engagement while partnering closely with Operations to ensure a successful transition into construction. Experience with Construction Manager-at-Risk (CMAR) and Design-Build delivery methods is required.

Key Responsibilities & Measures of Success

Qualifications & Ideal Candidate Attributes
  • Education: Bachelor's degree in Construction Management, Engineering, or a related field preferred.
  • Experience: 5+ years of commercial construction experience with strong preconstruction, estimating, or operations leadership experience.
  • Delivery Methods: Mandatory experience with CMAR and Design-Build project delivery.
  • Sector Experience: Healthcare, education, and municipal construction experience is highly preferred.
