Job summary

wgalegacypropertymanagement seeks a Director of Operations to oversee daily operations across multiple properties, shaping financial and business strategies for ownership. You will supervise up to 10 Property Managers, drive profitability, ensure maintenance standards, and coordinate with Asset Manager, CEO, and Compliance to optimize operations.

The role covers hiring, training, budget oversight, vendor management, and marketing strategy alignment across the portfolio.

Qualifications

• 5+ years of supervisory experience with multiple properties.
• Working knowledge of local and federal housing laws.
• Knowledge of property maintenance, marketing and financial aspects of property management.
• Knowledge of employment laws related to equal opportunity, hiring, training, promotion, evaluation and termination.
• Strong supervisory and organizational skills.
• Ability to delegate and communicate policies and procedures.
• ResMan property management software experience.
• CAM HAA Certification is required; CAPS HAA preferred.

Responsibilities

• Hire, train, supervise, and evaluate staff; perform timely performance evaluations.
• Monitor operations; review occupancy; recommend rent schedules and increases.
• Audit property admin, accounting, and maintenance; resolve resident relations issues.
• Recruit for operational positions.
• Inspect properties for high standards in maintenance, grounds, and housekeeping.
• Assist in corrective programs for asset well-being.
• Prepare annual operating and capital budgets; monitor performance.
• Approve expenditures within budgets; evaluate contracts with vendors.
• Prepare and conduct monthly portfolio meetings with property personnel.
• Establish relationships with lenders and regulatory agencies.
• Assist in developing and implementing training programs.
• Review and optimize marketing plans for properties.
• Suggest improvements to company procedures and SOP rollout.
• Hold team accountable and manage quarterly targets.
