Job summary

Community Management Group is hiring a Director of Property Management & PM Operations to lead a dispersed portfolio of about 30 communities and 2,500 lots. This player-coach role focuses on people development, field accountability and hands-on property management across six states.

You will recruit, hire and coach onsite managers, manage KPI reporting, budgeting and capital projects, and drive operations with a strong emphasis on resident experience and compliance.

Qualifications

• 5+ years of property management or multi-site operations experience.
• Experience hiring, training, coaching frontline managers and building teams.
• Strong financial acumen including budgets, expenses and NOI impact.
• Willingness to travel ~1 week per month and operate in field.
• Bachelor's degree preferred; operational experience and judgment valued over degree.

Responsibilities

• Own recruiting, interviewing, hiring and onboarding for onsite property management positions across the portfolio.
• Build a repeatable candidate pipeline to fill open positions quickly with quality hires.
• Coach managers in person, review performance, and implement improvement plans.
• Manage occupancy, delinquency, leasing activity, and vendor coordination at property level.
• Lead budgeting, forecasting and reporting to executive leadership.
• Drive capital projects, maintenance, and vendor management across communities.
• Ensure compliance with landlord-tenant laws, regulations and community rules.
• Leverage Rent Manager and other tools to improve workflows and accountability.
• Navigate acquisitions transitions and smooth onboarding of new communities.
• Develop and execute annual rent strategies and operating priorities.
