Job description

Job Title: Portfolio Manager (On-Site Leader)

Location: On-site / Regional Properties

Employment Type: Full-Time

Position Overview

Are you an energetic, self-motivated leader ready to take ownership of a vibrant residential community? As our Portfolio Manager, you will lead daily site operations, champion financial growth, and build an exceptional community experience for our residents and team.

Inspired by the FISH! Philosophy-focusing on presence, a positive attitude, and genuine care-we combine a supportive, engaging culture with clear accountability and high operational standards. We are looking for a proactive professional who drives real results, brings outstanding attendance and dedication, and takes pride in elevating their property every day.

Key Responsibilities & Scope of Work
  1. Site Operations & Property Care
  • Proactive Property Management: Walk the site regularly, conducting thorough walkthroughs to ensure top-notch curb appeal, cleanliness, and structural condition. Take initiative to resolve maintenance, building, concrete, or asphalt issues before they become major projects.
  • Work Order & Vendor Leadership: Oversee work orders and vendor projects to guarantee prompt, high-quality resolution and strong accountability.
  • Asset Protection: Protect property value and owner investment by managing operating budgets thoughtfully, reviewing invoices carefully, and seeking efficiencies across operations.
  1. Leasing, Resident Experience & Compliance
  • End-to-End Leasing Management: Guide the entire resident journey-from application intake and lease creation to seamless move-ins, renewals, and departures.
  • Resident Engagement & Retention: Deliver warm, responsive service at every interaction. Handle resident feedback and resolve issues empathetically to create a welcoming home environment and drive long-term retention.
  • Regulatory Compliance: Uphold Fair Housing standards and internal leasing policies rigorously. Submit compliance-related files accurately and on schedule.
  1. Financial & Administrative Precision
  • Accounts Receivable Oversight: Monitor AR reports, address delinquencies promptly, and keep precise records of all credits and outstanding balances.
  • Payroll & Time Tracking: Review timecards accurately, assist with payroll coordination, and track team performance milestones.
  • Ownership Ethic: Focus on getting the job done right each day, prioritizing task closure and operational quality over rigid hours.
  1. Leadership, Team & Safety
  • Reliable Leadership: Lead by example through dependable attendance and an engaged daily presence for your team and residents.
  • Team Mentorship: Guide and motivate onsite maintenance and leasing team members, building a culture of respect, open feedback, and shared pride.
  • Clear Communication & Safety: Maintain clear, constructive communication across departments while enforcing OSHA safety regulations and internal standards.
Qualifications & Key Competencies
  • Experience: Background in property management or real estate operations preferred, or proven success in site-level leadership roles (e.g., General Manager, Assistant Manager, Operations Lead, or Supervisory roles) directing teams, managing vendor relations, driving resident satisfaction, and overseeing property budgets.
  • Work Ethic & Mindset: Strong personal drive, highly reliable attendance, and a results-focused approach to taking full ownership of your property.
  • Core Competencies: Excellent attention to detail, financial intuition, proactive problem-solving skills, and the ability to inspire trust across teams and residents.
  • Culture Alignment: A positive, can-do mindset that reflects our service philosophy while maintaining sharp operational rigor.
  • Technical Proficiency: Familiarity with industry platforms (such as AppFolio, Yardi, Entrata, Rent Manager, or ISolved) and office applications (Google Workspace / Microsoft Office).
  • Industry Knowledge: Working knowledge of Fair Housing guidelines, vendor contracting, and fundamental facility maintenance needs.
Benefits & Perks
  • Health & Wellness: Employer-covered basic preventive care for employees, optional medical cooperative coverage, or ICHRA reimbursement options for external plans.
  • Financial Growth & Rewards: 401(k) plan with 1-year eligibility, Flexible Spending Account (FSA) featuring a 100% employer match up to $75/paycheck, and performance bonuses.
  • Comprehensive Insurance: Dental and vision coverage, company-paid and voluntary life insurance, plus supplemental plans (disability, critical illness, cancer).
  • Time Off & Balance: Paid holidays plus vacation, sick, and floating leave during your first year (personal days begin accruing in year two).
