Job summary

The Wooten Company, LLC is seeking a Portfolio Manager to lead daily operations at a residential property on-site in Missouri. You will drive guest experience, financial performance, and a safe, well-maintained community for residents and staff.

As a hands-on leader, you will oversee leasing, budgets, vendor relations, and compliance with Fair Housing standards, while mentoring the on-site maintenance and leasing teams to deliver exceptional service and results.

Key Responsibilities & Scope Of Work

• Site Operations & Property Care
• Proactive Property Management: Walk the site regularly, conducting thorough walkthroughs to ensure top-notch curb appeal, cleanliness, and structural condition. Take initiative to resolve maintenance, building, concrete, or asphalt issues before they become major projects.
• Work Order & Vendor Leadership: Oversee work orders and vendor projects to guarantee prompt, high-quality resolution and strong accountability.
• Asset Protection: Protect property value and owner investment by managing operating budgets thoughtfully, reviewing invoices carefully, and seeking efficiencies across operations.
• Leasing, Resident Experience & Compliance
• End-to-End Leasing Management: Guide the entire resident journey-from application intake and lease creation to seamless move-ins, renewals, and departures.
• Resident Engagement & Retention: Deliver warm, responsive service at every interaction. Handle resident feedback and resolve issues empathetically to create a welcoming home environment and drive long‑term retention.
• Regulatory Compliance: Uphold Fair Housing standards and internal leasing policies rigorously. Submit compliance-related files accurately and on schedule.
• Financial & Administrative Precision
• Accounts Receivable Oversight: Monitor AR reports, address delinquencies promptly, and keep precise records of all credits and outstanding balances.
• Payroll & Time Tracking: Review timecards accurately, assist with payroll coordination, and track team performance milestones.
• Ownership Ethic: Focus on getting the job done right each day, prioritizing task closure and operational quality over rigid hours.
• Leadership, Team & Safety
• Reliable Leadership: Lead by example through dependable attendance and an engaged daily presence for your team and residents.
• Team Mentorship: Guide and motivate onsite maintenance and leasing team members, building a culture of respect, open feedback, and shared pride.
• Clear Communication & Safety: Maintain clear, constructive communication across departments while enforcing OSHA safety regulations and internal standards.

Qualifications & Key Competencies

• Experience: Background in property management or real estate operations preferred, or proven success in site-level leadership roles (e.g., General Manager, Assistant Manager, Operations Lead, or Supervisory roles) directing teams, managing vendor relations, driving resident satisfaction, and overseeing property budgets.
• Work Ethic & Mindset: Strong personal drive, highly reliable attendance, and a results-focused approach to taking full ownership of your property.
• Core Competencies: Excellent attention to detail, financial intuition, proactive problem-solving skills, and the ability to inspire trust across teams and residents.
• Culture Alignment: A positive, can-do mindset that reflects our service philosophy while maintaining sharp operational rigor.
• Technical Proficiency: Familiarity with industry platforms (such as AppFolio, Yardi, Entrata, Rent Manager, or ISolved) and office applications (Google Workspace / Microsoft Office).
• Industry Knowledge: Working knowledge of Fair Housing guidelines, vendor contracting, and fundamental facility maintenance needs.
