Responsibilities

  • Monitor occupancy levels and manage onsite staff to meet owner objectives.
  • Maintain positive owner relations and respond to owner requests.
  • Assist owners with property-specific requirements in a timely manner.
  • Resolve resident concerns and provide high levels of service.
  • Manage rent collections, notices, and eviction processes including court appearances.
  • Oversee advertising and marketing plans for properties.
  • Conduct unit inspections and manage turnover processes.
  • Oversee leasing process, show properties and approve applications.
  • Manage maintenance requests and ensure timely responses.
  • Maintain resident files and correspondence.
  • Monitor market conditions affecting leasing and operations.
  • Perform property inspections and document condition.

A Portfolio Manager will oversee the day-to-day operations of 300 - 400 scattered-site portfolio of SFH and multi-family residential buildings.

Position Details
  • Full-Time Salary Position
  • Compensation: $75,000-$85,000 salary plus Annual Bonus
  • Scattered-site and multi-owner management experience required

Requirements

A Portfolio Manager will be responsible for the overall performance of the asset including, but not limited to:

  • Collaborate with department leaders to maintain an optimal external and internal property management experience.
  • Monitoring the occupancy levels of the portfolio and manage onsite staff to meet the owner’s objectives
  • Maintaining positive Owner relations
  • Assisting Owners with individual requests/requirements particular to each property in a timely manner
  • Resolve resident concerns/issues and provide the highest level of service.
  • Rent collections, three day notices, eviction process (including attending court hearings)
  • Overseeing and creating advertising and marketing plans
  • Unit inspections, and managing the turnover process
  • Property inspections and reportsManage leasing process, show properties and application approvals
  • Oversee and issue maintenance requests
  • Maintain and create resident files, resident letters, etc.
  • Detailed knowledge and aware of property competition, and other market conditions affecting leasing and operations
  • On call duties for emergency response as needed
  • Manage invoices and expenses for accurate and timely processing
  • Perform routine and random property inspections to assess property condition
Qualifications
  • Excellent communication skills and a team player
  • Strong grammar and organizational skills
  • Ability to multi-task between office duties, property inspections, leasing showings and handle multiple tasks simultaneously
  • Scattered-site fee management experience with multiple owner clients preferred
  • Proven supervisory experience
  • Must be proficient in MS Office 365
  • Strong Knowledge of California Landlord Tenant Law
  • Proficient in Appfolio
  • Ability to travel with reliable transportation
  • Flexibility to work evenings and weekends as needed for emergencies
