Job Summary:

As a porter at Spring Leasing and Management, you play a key role in making our apartment communities a great place to live by helping to maintain the entire property in an attractive, comfortable condition. The Porter is a member of the Maintenance staff working directly with the Superintendent and the Management Staff to provide world-class service. The Porter is a hands-on professional whose goal is to ensure everything is working correctly every day.

Essential Functions:

1. Report to work on time and clock in and out.
2. Perform snow removal promptly during winter months.
3. Clean all exterior areas of the property, including sidewalks, planters, and tree pits, to ensure they are free of debris.
4. Perform daily cleaning of the building's common areas, such as entrances, lobby, hallways, floors, stairwells, laundry rooms, and community rooms/gym, following the schedule set by the Superintendent.
5. Remove garbage from all floors to the compactor room, clean the garbage rooms, and operate the compactor.
6. Take out garbage and separate recyclables according to Sanitation Department guidelines.
7. Pick up trash on the floors, remove stains from carpets, clean marks on walls, and proactively address cleanliness issues.
8. Clean windows throughout the building.
9. Strip and wax tile floors as per the Superintendent’s instructions. Buff and polish the floors weekly to maintain shine.
10. Notify the Superintendent about burnt-out bulbs, broken equipment, vandalism, graffiti, or suspicious activity.
11. Assist the Superintendent with tasks or repairs as needed.

Other Duties and Responsibilities:

1. Complete all cleaning duties for make-ready/vacant units.
2. Notify the Superintendent of supplies needed for job duties.
3. Observe the condition of the property and report any unusual circumstances.
4. Clean up thoroughly after work tasks.
5. Follow safety procedures and emergency protocols during duties.
6. Wear the company uniform during work hours.
7. Attend and complete all required training sessions as directed by the Home Office.
8. Assist with special projects as assigned.
