Job summary

Advanced Asset Management, LLC in Texas is seeking a reliable Groundskeeper / Porter to maintain the property's grounds, common areas, and shared spaces while ensuring a safe, welcoming environment for residents.

You will perform mowing, trimming, litter removal, and cleaning of lobbies and corridors, report issues to management, and support weekend operations as needed. Candidates should be customer-focused, detail-oriented, and able to work independently.

Qualifications

• 6+ months of apartment, groundskeeping, janitorial, porter, or commercial maintenance experience preferred.
• Strong customer service and time-management skills.
• Reliable, hardworking, and able to work independently.
• Good organizational skills and attention to detail.
• Ability to work effectively as part of a team.
• Ability to perform physical outdoor work.
• Availability to work weekends when required.

Responsibilities

• Maintain lawns, landscaping, walkways, parking areas, and common spaces.
• Perform basic grounds maintenance, including mowing, trimming, and general upkeep.
• Remove trash, debris, and other materials from property grounds.
• Clean and maintain lobbies, hallways, amenities, and other shared areas.
• Keep the property clean, safe, and presentable.
• Report maintenance, safety, and property issues to management.
• Assist with general cleaning, property upkeep, and maintenance tasks as needed.
• Provide professional and courteous service to residents and team members.
• Support weekend property operations when required.
