Job summary

Advanced Asset Management (AAM Living) is seeking a reliable Groundskeeper / Porter to maintain the property's grounds, common areas, and shared spaces while supporting a safe environment for residents in Texas. You will perform outdoor maintenance and ensure a welcoming, tidy appearance.

Ideal candidates have 6+ months of relevant experience, strong customer service, and the ability to work independently or with a team.

Qualifications

• 6+ months of apartment, groundskeeping, janitorial, porter, or commercial maintenance experience preferred.
• Strong customer service and time-management skills.
• Reliable, hardworking, and able to work independently.
• Good organizational skills and attention to detail.
• Ability to work effectively as part of a team.
• Ability to perform physical outdoor work.
• Availability to work weekends when required.

Responsibilities

• Maintain lawns, landscaping, walkways, parking areas, and common spaces.
• Perform basic grounds maintenance, including mowing, trimming, and general upkeep.
• Remove trash, debris, and other materials from property grounds.
• Clean and maintain lobbies, hallways, amenities, and other shared areas.
• Keep the property clean, safe, and presentable.
• Report maintenance, safety, and property issues to management.
• Assist with general cleaning, property upkeep, and maintenance tasks as needed.
• Provide professional and courteous service to residents and team members.
• Support weekend property operations when required.
