Porter / Groundskeeper - JOB PURPOSE
The porter plays a vital role in our community’s day-to-day impression on residents and prospects. The role requires maintaining high-quality customer service and professionalism while following all maintenance policies and procedures. The porter is responsible for routine cleaning and upkeep of grounds, buildings, amenities, and surrounding areas.
Porter / Groundskeeper - ESSENTIAL FUNCTIONS:
- Follow all company maintenance policies and procedures.
- Regularly walk the community to ensure appearance standards are met or exceeded.
- Maintain the physical well-being and curb appeal of the community.
- Complete service orders efficiently and promptly.
- Maintain grounds cleanliness, including trash pickup and area clearing.
- Clean dumpster areas, trash rooms, and trash chutes.
- Maintain swimming pools.
- Thoroughly clean breezeways, removing cobwebs, bugs, mopping floors, and wiping doors.
- Ensure all work assignments meet company standards.
- Assist with move-in and move-out procedures.
- Report resident issues to office personnel and inform community managers of any issues observed in units.
- Collaborate with the service team to keep on-site shops organized.
- Prepare for city and internal inspections in collaboration with supervisors.
- Follow the Company Safety Program and OSHA safety requirements.
- Maintain annual fair housing certification via Gracehill.
- Maintain regular and punctual attendance.
- Provide exemplary customer service and represent the company professionally.
Porter / Groundskeeper - REQUIRED SKILLS/ABILITIES

Porter / Groundskeeper - EDUCATION & EXPERIENCE
- High School Diploma or equivalent.
- At least 1 year of maintenance or related experience.
- Experience in multifamily property management is preferred.
