JOB DESCRIPTION SUMMARY

Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities, and overall curb appeal, and provides support to the service team members.

JOB DESCRIPTION

Essential Responsibilities:

1. Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
2. Remove trash and remaining items from vacant apartments prior to starting the make-ready process, transfer trash to dumpster or storage area as applicable, and clean and maintain storage areas.
3. Complete assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assist the make-ready specialist in the turn process.
4. Change all locks according to the property’s policy and ensure gates to all pool areas are functioning according to codes and safety standards.
5. Distribute notices and communications to residents as necessary.
6. Inform appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests, and others.
7. Demonstrate customer service skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
8. Comply with Greystar’s safety and risk-management policies by attending and participating in routine safety meetings, completing required training on OSHA and other safety laws, and reporting accidents and incidents promptly and accurately.

Required Licenses or Certifications:

• Valid driver’s license to operate a golf cart on property.

Physical Demands:

• Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
• Work inside and outside in all weather conditions.
• Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
• Travel may be required to assist other properties, attend training, or meetings.
• Work a flexible schedule, including evenings, weekends, and holidays.

Factors influencing pay include business requirements, experience, skills, and location. This role may be eligible for bonuses based on individual and company performance, with variations for corporate and onsite positions.
