Job summary

TRG Management is seeking a dedicated Porter to maintain cleanliness, safety, and curb appeal across our luxury residential communities in Miami. You will manage daily cleaning tasks, support common areas, amenities, and exterior spaces, and assist the maintenance team with light duties to ensure an exceptional resident experience.

The ideal candidate has porter or janitorial experience, strong attention to detail, physical stamina, and flexibility to work weekends or holidays as needed.

Qualifications

• Previous porter, janitorial, housekeeping, or property maintenance experience preferred.
• Experience in luxury residential communities or high-rise buildings is a plus.
• Ability to work independently and manage daily cleaning assignments.
• Strong attention to detail and organizational skills.

Responsibilities

• Maintain cleanliness of lobbies, hallways, elevators, stairwells, and common areas.
• Sweep, mop, vacuum, and sanitize floors and high-touch surfaces.
• Clean and maintain amenity spaces, including the fitness center, pool deck, resident lounges, and recreational areas.
• Ensure restrooms and common areas are properly stocked and maintained.
• Clean glass doors, windows, and entryways as needed.
• Remove trash and debris throughout the property.
• Maintain cleanliness of building entrances, sidewalks, parking areas, and surrounding grounds.
• Inspect and clean pet relief areas and dog parks regularly.
• Remove litter and maintain exterior trash receptacles.
• Assist with pressure washing and exterior cleaning as directed.
• Monitor and maintain trash rooms and disposal areas.
• Remove bulk trash and coordinate proper disposal.
• Ensure trash collection areas remain clean, sanitary, and odor-free.
• Conduct daily inspections of assigned areas and report maintenance concerns.
• Immediately report safety hazards, property damage, leaks, or equipment malfunctions.
• Assist the maintenance team with light tasks and property upkeep.
• Support resident events, furniture setup, and special projects when needed.
• Follow all safety procedures and proper handling of cleaning chemicals and equipment.
• Maintain a professional, courteous, and helpful attitude toward residents and visitors.
• Respond promptly to cleanliness concerns.
• Support the property's luxury living standards by ensuring a clean and welcoming environment.
• Maintain high standards of cleanliness throughout the community.
• Complete daily cleaning checklists and assigned tasks.
• Address cleanliness concerns promptly.
• Ensure amenity areas remain presentable throughout operating hours.
• Communicate maintenance and safety concerns to management immediately.
• Contribute to positive resident satisfaction and overall property appearance.

Job Description

The Porter is responsible for maintaining the cleanliness, appearance, and overall upkeep of the residential community. This position plays a key role in ensuring that all common areas, amenities, and exterior spaces are clean, safe, and welcoming for residents, guests, and prospective residents.

Key Responsibilities

Cleaning & Property Maintenance

• Maintain cleanliness of lobbies, hallways, elevators, stairwells, and common areas.
• Sweep, mop, vacuum, and sanitize floors and high-touch surfaces.
• Clean and maintain amenity spaces, including the fitness center, pool deck, resident lounges, and recreational areas.
