Job summary

Morgan Corporate is seeking a maintenance team member to perform property upkeep and repairs across the grounds and common areas. You will follow standard procedures and safety rules while keeping buildings clean and well-maintained.

The role requires physical activity, ability to operate cleaning equipment, and cooperation with a management team to handle repairs and maintenance tasks on schedule.

Responsibilities

  • Adhere to Morgan Maintenance procedures and team handbook.
  • Keep property grounds and common areas clean and debris-free.
  • Complete service requests and repairs safely and promptly.
  • Inspect property and report safety hazards or needed repairs.
  • Clean parking lots, garages, walkways, entryways and hallways.
  • Operate floor scrubber machines when needed.
  • Ensure tour routes are clean and debris-free.
  • Use leaf blower or vacuums to keep areas debris-free.
  • Empty trash and manage dumpster areas.
  • Assist with removing furniture/appliances from vacated apartments.

Responsibilities
  • Adhere to the Morgan Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
  • Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
  • Complete assigned service requests and repairs in a safe and timely manner.
  • Inspect the property; pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance.
  • Clean parking lot areas, garages, walkways, entryways and hallways.
  • Operate indoor floor scrubber machines when necessary.
  • Ensure model tour route is free of debris.
  • Operate leaf blower or parking lot vacuum to keep the property free of debris.
  • Empty trash cans and move/clean trash dumpsters and surrounding areas.
  • Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
  • Assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance.
  • Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
  • Assist with cleaning vacant units for move‑ins when needed.
  • Clean pool, chairs, tables, decks and umbrellas.
  • Comply with all training requirements set forth for this position.

Physical Requirements
  • Will need to be on feet (66% to 100%).
  • Will need to perform the following physical activities (66% to 100%): Bend/stoop/squat/kneel, routine maintenance/repair duties such as picking up debris; climb stairs; climb and work off a ladder; push or pull; move equipment, appliances, and open/close doors; reach above shoulders; grasp/grip/turning and finger dexterity; handle maintenance tools and open/close ladders; perform routine maintenance/repairs; use telephone and 2‑way radio.
  • Load lifting ranges:
    • Over 150 lbs – Rare need (<1%)
    • Between 75–150 lbs – Occasional need (1%–33%)
    • Between 25–75 lbs – Frequent need (33%–66%)
    • Between 1–25 lbs – Constant need (66%–100%)
  • NOTE: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators. Wear personal protective gear such as a back brace when necessary.
Vision Requirements
  • Will need to observe areas needing attention/correction.
  • Read cautionary labels, respond to written instructions from staff.
  • There will be a frequent need to see things clearly beyond arm’s reach.
Hearing, Speaking and Written Requirements
  • Constant requirement to give information and receive instructions from residential management (33%–66%).
  • Ability to read, write and understand English.
Driving Requirements
  • There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1%–33%).
  • Ability to be on call and be on the property on short notice.
  • Must have a valid driver’s license, insurance and car registration if driving for business purposes.
  • Constantly outdoors, in all weather conditions, often for extended periods of time (66%–100%).
  • Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter). (33%–100%)
  • Occasional exposure to paint fumes, solvents and adhesives (33%–100%). Example – apartment during painting and/or immediately after turnover. Team Member must wear personal protective equipment (N‑95 mask), rubber gloves and eye protection, when necessary.
  • Occasional need to work in awkward confining positions (1%–33%).
  • Ability to organize, prioritize, and complete multiple tasks concurrently in a dynamic work environment.
  • Ability to shift attention between duties and adapt to changing business needs with minimal notice.
  • Ability to maintain concentration, accuracy, and productivity while experiencing frequent interruptions.
  • Ability to make sound business decisions and exercise independent judgment in a timely manner.
  • Ability to communicate effectively with residents, prospects, team members, vendors, and other stakeholders in person, by telephone, and through written communications.
  • Ability to effectively use computer systems, property management software, email, and other technology platforms while managing multiple priorities.
Education

High School or better.

Experience
  • Experience in pool care and general maintenance in the property management industry or similar industry (preferred).
  • Proven experience in the following is required:
    1. Ability to interact well with co‑workers, supervisors, guests, vendors, contractors, residents and the public in a professional and pleasant manner.
    2. Good organizational skills.
    3. Strong customer service skills.
