Job summary

The Morgan Group is seeking a Maintenance position to support property upkeep across grounds, common areas, and indoor spaces. Responsibilities include cleaning, debris removal, basic repairs, and operating cleaning equipment to maintain curb appeal and safety.

You will inspect for hazards, assist with snow removal, pool and pond maintenance, and support vacant unit preparation. On-site environment requires outdoor work in varying conditions and adherence to procedures.

Qualifications

  • Must be able to read, write and understand English.
  • Ability to perform varied maintenance tasks safely and efficiently.
  • Hold a valid driver’s license and be willing to travel on-site as needed.

Responsibilities

  • Adhere to MORGAN’s Maintenance and Emergency Procedures manuals and Team Member Handbook.
  • Keep grounds and common areas clean and dispose debris; ensure exterior fixtures are clean and functional.
  • Complete assigned service requests and repairs in a safe and timely manner.
  • Inspect property and report safety hazards or needed repairs to the Lead Maintenance.
  • Clean parking lots, garages, walkways, entryways and hallways; operate floor scrubber when required.
  • Ensure model tour route is free of debris; operate leaf blower or parking lot vacuum as needed.
  • Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
  • Assist with snow removal, pond, fountain and pool cleaning/maintenance; clean pool furniture.

Job description

What You'll Do
  • Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
  • Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
  • Complete assigned service requests and repairs in a safe and timely manner.
  • Inspect property; pick up trash and debris, and report all safety hazards or needed repairs to the Lead Maintenance.
  • Clean parking lot areas, garages, walkways, entryways and hallways.
  • Operate indoor floor scrubber machines when necessary.
  • Ensure model tour route is free of debris.
  • Operate leaf blower or parking lot vacuum to keep the property debris‑free.
  • Empty trash cans and move/clean trash dumpsters and surrounding areas.
  • Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
  • Assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance.
  • Pick up debris at dog parks and other pet areas using personal protective gear such as gloves.
  • Assist with cleaning of vacant units for move‑ins when needed.
  • Clean pool, chairs, tables, decks and umbrellas.
  • Comply with all training requirements set forth for this position.

Other tasks as assigned by your supervisor, not listed as essential job functions.

Physical Requirements
  • Will need to be on feet (66% to 100%).
  • Will need to perform the following physical activities (66% to 100%):
    • Bend/stoop/squat/kneel; pick up debris; climb stairs; work off a ladder.
    • Push or pull; move equipment, appliances, open/close doors; reach above shoulders.
    • Handle maintenance tools, nails, ladders, telephone, 2‑way radio.
  • Lifting/carrying: over 150 lbs – rare, 75‑150 lbs – occasional, 25‑75 lbs – frequent, 1‑25 lbs – constant.
  • Lifting and carrying of weights exceeding 50 lbs. may require assistance.
Vision Requirements
  • Observe areas needing attention/correction.
  • Read cautionary labels, respond to written instructions from staff.
  • Frequent need to see things clearly beyond arm’s reach.
Hearing, Speaking and Written Requirements
  • Constant requirement to give information and receive instructions from residential management (33% to 66%).
  • Ability to read, write and understand English.
Driving Requirements
  • Occasional need to use personal transportation to pick up replacement parts and supplies (1% to 33%).
  • Must be on‑call and be on the property on short notice.
  • Must have a valid driver’s license, insurance and car registration if driving for business purposes.
Working Environment
  • Constantly outdoors, in all weather conditions, often for extended periods of time (66% to 100%).
  • Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter) (33% to 100%).
  • Occasional exposure to paint fumes, solvents, adhesives, etc. (33% to 100%).
  • Occasional need to work in awkward confining positions (1% to 33%).
  • Ability to organize, prioritize, and complete multiple tasks concurrently in a dynamic work setting.
  • Ability to shift attention between duties and adapt to changing business needs with minimal notice.
  • Ability to maintain concentration, accuracy, and productivity while experiencing frequent interruptions.
  • Ability to make sound business decisions and exercise independent judgment in a timely manner.
  • Ability to communicate effectively with residents, prospects, team members, vendors, and other stakeholders in person, by telephone, and through written communications.
  • Ability to effectively use computer systems, property management software, email, and other technology platforms while managing multiple priorities.
