Job summary

The Morgan Group in Florida seeks a full-time Maintenance Technician to maintain property grounds, perform repairs, and assist with pool care under standard procedures.

This role requires a reliable team member who can handle multiple tasks, follow safety guidelines, and deliver quality service to residents while upholding the company’s standards and values.

Experience in general maintenance and customer service is preferred, and a high school diploma or equivalent is required.

What You'll Do

Essential Job Functions:

  • Adhere to MORGAN’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
  • Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
  • Complete assigned service requests and repairs in a safe and timely manner.
  • Inspect the property; pick up trash and debris, and reports all safety hazards or needed repairs to the Lead Maintenance.
  • Clean parking lot areas, garages, walkways, entryways and hallways.
  • Operate indoor floor scrubber machines when necessary.
  • Ensure model tour route is free of debris.
  • Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
  • Empty trash cans and move/clean trash dumpsters and surrounding areas.
  • Assist with removal of furniture, appliances and debris from vacated apartments to dumpster or storage.
  • Assist with snow removal operations, pond, fountain and/or pool cleaning and maintenance.
  • Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
  • Assist with cleaning of vacant units for move-ins when needed.
  • Clean pool, chairs, tables, decks and umbrellas.
  • Comply with all training requirements set forth for this position.
  • Non-Essential Job Functions:
  • Other tasks as assigned by your supervisor, not listed as essential job functions.

Physical Requirements:

  • Will need to be on feet (66% to 100%).
  • Will need to perform the following physical activities (66% to 100%). Example: Bend/stoop/squat/kneel Perform routine maintenance/repair duties such: such as picking up debris. Climb stairs Routine duties require access to upper floor apartments and interior apartments with multiple levels. Will need to climb and work off a ladder. Push or pull Move equipment, appliances, and open/close doors. Reach above shoulders Perform routine maintenance repairs, paint, stock, and remove equipment. Grasp/grip/turning and finger dexterity Handle maintenance tools, nails, and open/close ladders, perform routine maintenance/repairs, use telephone, 2-way radio.
  • Over 150 lbs Rare need (less than 1%)
  • Between 75 - 150 lbs Occasional need (1% to 33%)
  • Between 25 - 75 lbs Frequent need (33% to 66%)
  • Between 1 - 25 lbs Constant need (66% to 100%)
  • NOTE: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers, dryers, air conditioning units, abandoned sofas, and refrigerators. Wear Personal Protective Gear such as provided back brace, when necessary.

Vision Requirements:

  • Will need to observe areas needing attention/correction.
  • Read cautionary labels, respond to written instructions from staff.
  • There will be a frequent need to see things clearly beyond arm’s reach.

Hearing, Speaking and Written Requirements:

  • Constant requirement to give information and receive instructions from residential management (33% to 66%).
  • Ability to read, write and understand English.

Driving Requirements:

  • There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).
  • Ability to be on-call and be on the property on short notice.
  • Must have a valid driver’s license, insurance and car registration if driving for business purposes.
  • Constantly outdoors, in all weather conditions, often for extended periods of time (66%-100%).
  • Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter). (33% to 100%)
  • Occasional exposure to paint fumes, solvents adhesives, etc. (33% -100%). Example – apartment during painting and/or immediately during or after turnover. Team Member must wear Personal Protective Equipment (N-95 Mask), rubber gloves and eye protection, when necessary.
  • Occasional need to work in awkward confining positions (1% to 33%).
  • Ability to organize, prioritize, and complete multiple tasks concurrently in a dynamic work
  • Ability to shift attention between duties and adapt to changing business needs with minimal notice.
  • Ability to maintain concentration, accuracy, and productivity while experiencing frequent interruptions.
  • Ability to make sound business decisions and exercise independent judgment in a timely manner.
  • Ability to communicate effectively with residents, prospects, team members, vendors, and other stakeholders in person, by telephone, and through written communications.
  • Ability to effectively use computer systems, property management software, email, and other technology platforms while managing multiple priorities

Experience in pool care and general maintenance in the property management industry or similar industry is preferred. In addition, proven experience in the following is required:1. Ability to interact well with co-workers, supervisors, guests, vendors, contractors, residents and the public in a professional and pleasant manner.2. Good organizational skills.3. Strong customer service skills.
