Job summary

AION Management in New Jersey seeks a Cleaning and Grounds Maintenance worker to perform custodial duties across common areas and outdoor spaces, sweeping, mopping, vacuuming, and debris removal. You will assist maintenance staff, transport supplies, handle move-ins/outs, and ensure safety and compliance with property policies.

Applicants should have a high school diploma or equivalent, a valid driver’s license, and a willingness to learn.

Qualifications

• Custodial or groundskeeping experience is a plus.

Responsibilities

• Clean and maintain common areas, hallways, lobbies, stairwells, elevators, and restrooms.
• Sweep, mop, vacuum, and dust floors, furniture, and fixtures.
• Collect and dispose of trash, recyclables, and debris from common areas and grounds.
• Maintain outdoor areas, including sidewalks, courtyards, parking areas, and landscaped spaces.
• Remove snow, ice, leaves, and other hazards from pathways and entrances as required.
• Assist maintenance staff with minor repairs, preventative maintenance preparation, and work order support.
• Notify management or maintenance team of safety hazards, maintenance needs, or damages.
• Assist with move-in/move-out processes, including unit trash out and cleaning as needed.
• Follow all safety protocols, including the proper use of PPE.
• Ensure compliance with property policies, safety regulations, and cleanliness standards.
• Report incidents, accidents, or unsafe conditions immediately.
• Provide courteous, professional service to residents, staff, and visitors.
• Respond promptly to requests for assistance within scope of duties.

Education And Experience

Physical Requirements

• Ability to lift up to 50 pounds
• Frequent standing, walking, bending, lifting, and carrying

• Ability to work outdoors in varying weather conditions
• Availability for on-call or emergency tasks as required
