RIMEPRO INC. seeks an experienced Project Manager to lead large-scale commercial plumbing construction from preconstruction through closeout.

Ideal candidate has a background with commercial plumbing/mechanical contractors and can manage design-build or design-assist projects across high-rise, multifamily, and healthcare settings. Strong scheduling, procurement, and field coordination are essential.

Qualifications

• 5–10+ years of commercial plumbing or mechanical construction experience
• Strong commercial plumbing project management experience
• Experience with plumbing contractors or mechanical contractors preferred
• Ability to read and interpret plumbing drawings, specs, contracts, BIM coordination drawings

Responsibilities

• Lead commercial plumbing projects from preconstruction through final turnover
• Review drawings, specifications, contracts, bid documents, and project scopes
• Coordinate domestic water, sanitary, storm, gas, and plumbing equipment systems
• Develop and maintain preconstruction and project schedules
• Manage plumbing equipment, materials, and long-lead procurement
• Coordinate with foremen, engineers, and field teams
• Manage subcontractors, vendors, and consultants
• Oversee submittals, RFIs, shop drawings, change orders, and project documentation
• Review BIM/VDC coordination and plumbing layouts for constructability
• Establish cost codes and monitor project performance
• Prepare schedules of values and manage monthly billing
• Track costs and profitability; manage change estimates
• Review purchase orders and major material/equipment purchases
• Conduct regular site visits for quality/schedule/productivity
• Identify design conflicts and potential cost impacts early
• Coordinate testing, inspections, startup, turnover

Summary

A well-established Bay Area mechanical contractor is seeking an experienced Project Manager to lead large-scale commercial plumbing construction projects from preconstruction through final closeout.

The ideal candidate has a strong background working for a commercial plumbing or mechanical contractor and understands the complete project lifecycle, including design coordination, procurement, scheduling, subcontractor management, billing, change orders, cost control, and field execution.

Projects may include high-rise residential, multifamily, commercial, institutional, education, healthcare, laboratories, and other complex large-scale developments. The company has extensive experience delivering design-build and design-assist plumbing systems on technically demanding projects.

Key Responsibilities

• Manage commercial plumbing projects from preconstruction through final turnover
• Review plumbing drawings, specifications, contracts, bid documents, and project scopes
• Coordinate domestic water, sanitary waste and vent, storm drainage, natural gas, and plumbing equipment systems
• Develop and maintain preconstruction and project schedules
• Manage plumbing equipment, fixtures, materials, piping, and long-lead procurement
• Coordinate closely with plumbing Foremen, Superintendents, field crews, engineers, and detailers
• Manage subcontractors, vendors, suppliers, and consultants
• Oversee plumbing submittals, RFIs, shop drawings, change orders, and project documentation
• Review BIM/VDC coordination and plumbing layouts for constructability
• Establish labor and material cost codes and monitor project performance
• Prepare schedules of values and manage monthly project billing
• Track labor, material costs, committed costs, cash flow, and overall project profitability
• Prepare and manage change estimates and negotiate change orders
• Review purchase orders and major material/equipment purchases
• Conduct regular site visits to monitor installation, quality, schedule, and productivity
• Identify design conflicts, field issues, delays, and potential cost impacts before they affect project performance
• Coordinate testing, inspections, startup, commissioning, and turnover requirements
• Manage final closeout including warranties, O&M manuals, as-builts, and final documentation

Requirements

• 5–10+ years of commercial plumbing or mechanical construction experience
• Strong commercial plumbing project management experience preferred
• Experience working for a plumbing contractor or mechanical contractor strongly preferred
• Strong knowledge of commercial plumbing systems, piping, fixtures, and equipment
• Experience managing large and technically complex plumbing projects
• Understanding of design-build and design-assist construction preferred
• Experience managing projects from preconstruction through final closeout
• Strong knowledge of plumbing procurement, scheduling, labor tracking, and field coordination
• Experience managing project budgets, billing, forecasting, change orders, and cost control
• Ability to read and interpret plumbing drawings, specifications, contracts, and BIM coordination drawings
• Strong understanding of RFIs, submittals, shop drawings, purchase orders, and project documentation
• Strong communication, leadership, organization, and problem-solving skills
• Bachelor's degree in Mechanical Engineering, Construction Management, or related field preferred; equivalent trade experience considered
