Job summary

Luminis Health is seeking an HVAC/Plant Operations technician to perform preventive and corrective maintenance on hospital boiler, HVAC, and related systems at the Lanham facility. You will monitor equipment, test water quality, log readings, and ensure safe operation under state regulations.

The role requires a High School diploma and several years of plant operations experience, as well as a Maryland driver’s license and appropriate licenses.

Qualifications

  • High School Diploma/GED or equivalent required.
  • Specialized training in carpentry, painting, light construction desirable.
  • Three to five years’ experience in Plant Operations.
  • Must be familiar with basic mechanical tools.
  • Valid Maryland driver license with a clean driving record (≤2 points).
  • First Grade Stationary Plant Engineer License from the State of Maryland.
  • Universal CFC Certification (EPA) preferred.

Responsibilities

  • Performs preventive and corrective maintenance on boiler and HVAC plant equipment and keeps boiler room orderly.
  • Makes rounds in boiler room and auxiliary spaces; records readings every two hours on critical equipment.
  • Checks water levels and tests water quality for heating and cooling systems.
  • Maintains reports and logs per department policies.
  • Reports malfunctions promptly; uses CMMS for work and equipment documentation.
  • Monitors building climate using energy management system.
  • Performs plumbing-related tasks and coordinates with plumbers and other trades as needed.
  • Performs electrical maintenance on outlets, switches, circuits and fixtures.
  • Maintains HVAC systems including air handlers, ducts, and system controls.
  • Disposes of hazardous waste in compliance with laws.

Job description

Position Objective:

Performs preventive and corrective maintenance functions on hospital air conditioning, heating, air supply, and refrigeration systems.

Essential Job Duties:

  1. Performs corrective andpreventive maintenance on all boiler and HVAC plant equipment, includingmaintaining order and cleanliness within the boiler room. (On second and third shift, perform corrective maintenance and emergency repairs throughout the Medical Center).
  2. Makes rounds of the boiler roomand designated auxiliary machinery spaces to monitor equipment andoperations. Performs required safety test on boilers on every shift,recording readings every two hours on critical plant equipment in service.
  3. Checks water levels on allheating and cooling systems in use. Collects water samples from eachsystem and conducts tests to determine proper chemical content.
  4. Maintains all reports and logsaccording to departmental policies and procedures.
  5. Reports promptly all malfunctionsof equipment, or other irregularities to appropriate personnel. Participates in the computerized maintenance management system for work and equipment documentation.
  6. Monitors and manages buildingclimate using the energy management computer system.
  7. Clean and unclog drains andtoilets, repair water faucets, flushometers, perform the installation of plumbing fixture and piping, perform repairs in steam, oxygen, vacuum andother medical gases. Request assistance from plumbers, painters, HVAC technicians, carpenters, and plant operators when necessary.
  8. Performs electrical maintenance on receptacles, light switches, electrical circuits and fixtures.
  9. Performs heating, ventilation, and air conditioning (HVAC) maintenance on air conditioning units, fans,air handlers, water heaters, converters, duct work and system controls.
  10. Disposes of hazardous waste in accordance with all state, local, and federal laws and regulations.
Educational/Experience Requirements:

The minimum level of education and experience for this position includes:

  • High School Diploma/GED or equivalent
  • One ormore years of specialized training in appropriate technical fields consisting of carpentry, painting, light construction.
  • Must be familiar with basic mechanical tools
  • Three to five years’ experience in Plant Operations
Required License/Certifications:
  • Valid Maryland drivers license anda driving record with no more than two (2) points.
  • First Grade Stationary Plant Engineer License from the State of Maryland.
  • Universal CFC Certification (EPA) preferred.

$24 — $50 USD
