Qualifications

• High school diploma and at least 5 years of related work experience, including at least 2 years with high-rise buildings and 3 with controls (DDC and Pneumatics) or equivalent
• HVAC Certification required

• Experience programming building automation systems (BA/DDC)

Responsibilities

• Directs and participates in preventive and corrective maintenance and installation of HVAC systems
• Performs repairs, replacement and maintenance of multiple systems and equipment, including DDC and pneumatic controls
• Troubleshoots motor control centers
• Maintains daily work orders and records and produces periodic reports
• Assist other HVAC staff as needed
• Conducts weekly, monthly and annual facility inspections
• Assists with vendor selection and purchases of equipment and services

Job Description

PURPOSE AND SCOPE:

The PT Sr. Maintenance Technician, HVAC is responsible forcampus-wide maintenance, service and repairs on multiple high-risebuildings of the HVAC systems, refrigeration, plumbing andcontrols. Relies on experience, training and independent judgmentto plan and carry out goals, missions and objectives. Performs avariety of complicated tasks. May lead and coordinate the work ofothers.

ESSENTIAL JOB FUNCTIONS:

1. Directs and participates in preventive and correctivemaintenance and general maintenance and installation of HVACsystems
2. Performs repairs, replacement and maintenance of multiplesystems and/or equipment, including but not limited topneumatic/DDC control systems in high-rise buildings, pumps,motors, valves, piping and electrical components, commercialkitchen equipment
3. Troubleshoots motor control centers
4. Creates and builds graphics for EMS
5. Maintains daily works orders/records of equipment, inspections,preventive maintenance activities and produces periodicreports
6. Assist other HVAC staff with the performance of their duties asneeded
7. Conducts weekly, monthly and annual inspection offacilities/equipment
8. Assists in annual inventory of HVAC equipment and supplies
9. Assists with the recommendation for selection of vendors andpurchase of equipment and services
10. Actively follows college, state, and federal guidelines andstandards regarding safety and ensures others in the department doas well
11. Responsible for other reasonable, related duties asassigned

KNOWLEDGE, SKILLS, AND ABILITIES:

• Strong troubleshooting skills in a high-rise building on a HVACsystem including controls, electrical systems, shafts, dampers,valves, motors and MCCs
• Excellent technical knowledge and skills working with HVACsystems, refrigerator, pneumatic and DDC, EMS, plumbing and othersystems related to high-rise buildings
• Must have knowledge of chill and hot water systems, loops andcomponents in a high-rise environment
• Must have knowledge of and the ability to follow buildingcodes
• Ability to understand and follow and issue directions givenorally and in writing, and must be able to read and understand blueprints
• Experience with Microsoft Office Suite including Outlook, Wordand Excel
• Must be well organized and possess interpersonal communicationskills
• Excellent interpersonal communication skills with the abilityto lead others in the performance of their duties

PHYSICAL ABILITIES:

• Capable of safely operating powered equipment, such as: saws,drills, and sanders, brush hog, tractor and be able to determinewhich equipment to use for a particular purpose
• Picking, pinching, typing, or otherwise working, primarily withfingers rather than with the whole hand as in handling
• Picking, holding, or otherwise working, primarily with thewhole hand
• Exerting up to 50 pounds of force occasionally and/ornegligible amount of force frequently or constantly to lift, carry,push, pull or otherwise move objects, including the human body
• Ability to perform labor intensive work associated withfacilities maintenance
• Ability to receive detailed information through oralcommunication, and to make the discrimination in sound
• Extending hand(s) and arm(s) in any direction
• Close visual acuity to perform an activity such as: preparingand analyzing data and figures, viewing a computer terminal, and/orextensive reading

WORKING SCHEDULE AND CONDITIONS:

• Equipment used includes, PC workstation running on a LAN in aMicrosoft Windows environment, calculator, phone and other generaloffice equipment; Gas and electric powered tools and equipmenttypical in the HVAC industry, including but not limited to airconditioning and heating systems, vacuum devices, saws, drills, andvehicles
• Internal and external contacts as needed to carry out thefunctions of the position
• Work is performed both indoors in a climate-controlled officeenvironment and outdoors with exposure to normal atmosphericconditions, dirt, dust, weather variables, etc.; Potential risksexist due to handling power tools, equipment, and chemicals;Position involves intensive physical labor associated withmaintenance work and requires safety precautions at all times

REQUIRED QUALIFICATIONS:

• High school diploma and at least 5 years of related workexperience, including at least 2 working with high-rise buildingsand 3 working with controls including DDC and Pneumatics, or anequivalent combination of education and experience

• HVAC Certification
• EPA Universal Certification
• Previous experience working with voltages of 24 through 480volts
• Previous experience in a programming building automationsystem
• Must possess a valid Texas driver's license and be eligible forinsurance coverage
