Job Description
Purpose and Scope

The HVAC Technician II is responsible for the installation, repair, maintenance, and troubleshooting of heating, ventilation, and air conditioning systems across the community college campus. The position ensures optimal functioning of mechanical systems to provide a comfortable and safe environment for students, faculty, and staff.

This role works collaboratively across LSC campuses on special projects, recommends process improvement, and implements best practices in standard operating procedures across functional units.

Essential Job Functions
  1. Maintain and repair HVAC systems, including air handlers, boilers, heat pumps, and ventilation equipment.
  2. Perform routine preventative maintenance on HVAC systems to ensure efficiency and longevity.
  3. Troubleshoot and diagnose system malfunctions using tools such as gauges, meters, and software diagnostics.
  4. Repair or replace defective HVAC components such as compressors, motors, fans, belts, and thermostats.
  5. Maintain and repair refrigeration systems, including walk‑in coolers, freezers, and ice machines. Work with refrigerants in compliance with EPA regulations and maintain proper documentation.
  6. Monitor and adjust HVAC system settings, under supervision, to ensure efficient operation.
  7. Assist with general maintenance duties, such as electrical, plumbing, and carpentry, as required.
  8. Maintain accurate records of maintenance activities, inspections, and work orders.
  9. Ensure compliance with safety regulations, codes, and college policies.
  10. Perform other reasonable related duties as assigned.
Knowledge, Skills, and Abilities
  • Capable of performing labor‑intensive work associated with facilities maintenance.
  • Capable of safely operating powered equipment such as electrical tools and equipment, voltage meters, testing equipment, saws, drills, and being able to determine which equipment to use for a particular purpose.
  • Knowledge of chill and hot water systems, and components in a high‑rise environment.
  • Ability to read and interpret schematics, blueprints, and technical manuals.
  • Knowledge of Windows, Word, Excel, and Outlook.
  • Strong knowledge of HVAC systems, controls, and diagnostic tools.
  • Strong problem‑solving skills and ability to work independently or as part of a team.
  • Effective communication skills for coordinating with staff, vendors, and contractors.
  • Familiarity with WebTMA or CMMS preferred.
  • Working knowledge of electrical, plumbing, and general maintenance systems preferred.
Physical Abilities
  • Comfortable working at heights up to 50 feet, including on ladders, scaffolding, or elevated platforms.
  • Ability to exert up to 50 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects and/or equipment.
  • Ability to express or exchange ideas verbally and convey detailed instructions accurately and clearly.
  • Close visual acuity to perform principal duties and responsibilities.
  • Moving about on foot to accomplish tasks, particularly for long distances or moving from one work site to another.
  • Proficient in tasks that involve the use of hands and fingers, such as gripping, manipulating tools, or operating equipment.
Working Schedule and Conditions
  • Position requires the ability to be on 24‑hour emergency callout.
  • Work performed in indoor and outdoor environments, including mechanical rooms, rooftops, and crawl spaces.
  • Exposure to temperature extremes, noise, dust, chemicals, and hazardous materials.
  • Use of personal protective equipment may be required.
  • May regularly travel to different LSC locations.
  • May be fully reassigned to other LSC locations if necessary.
  • May need to work weekends and untraditional hours if necessary.
  • This position is classified as an essential employee, meaning the individual may be required to report to work during college closures or emergencies to support recovery and reopening efforts.
Required Qualifications
  • High school diploma or GED and at least 3 years of experience.
  • Valid Texas driver's license and eligibility for insurance coverage.
  • EPA Section 608 Certification for handling refrigerants.
  • Texas Registered Technician from the Texas Department of Licensing and Regulation.
Preferred Qualifications
  • Associate degree or higher.
  • At least 5 years of experience in HVAC maintenance and repair.
  • Technical certification or Associate Degree in HVAC.
  • Experience working in an educational or institutional setting.
  • Experience working with building automation systems.
Salary

Hiring salary range: $41,673 - $47,923.

Salary determination will be based on the applicant's experience and education.
