Qualifications

• Residential property management experience required.
• Experience coordinating maintenance, repairs, vendors, and contractors.
• Strong communication, organization, and problem-solving skills.
• Ability to independently prioritize maintenance requests, resident concerns, and ongoing projects.
• Knowledge of Fair Housing requirements and property management regulations.
• Comfortable working independently and making day-to-day operational decisions.
• Experience with property management software preferred.
• Travel to Galena, IL as needed.

Responsibilities

• Oversee day-to-day property operations and ensure properties are maintained to a high standard.
• Coordinate maintenance requests, work orders, repairs, inspections, and preventative maintenance.
• Work closely with maintenance personnel, outside vendors, and contractors.
• Prioritize maintenance needs and ensure repairs are completed accurately and efficiently.
• Maintain positive resident relationships and professionally address questions, concerns, and requests.
• Oversee leasing activities, renewals, move-ins, move-outs, and resident retention.
• Monitor occupancy, vacancies, rent collection, and delinquency.
• Conduct regular property inspections for cleanliness, safety, curb appeal, and maintenance needs.
• Review property expenses, invoices, and other financial information.
• Coordinate unit turns and property improvement projects.
• Maintain accurate resident, leasing, maintenance, and property records.
• Ensure compliance with Fair Housing requirements and applicable property management regulations.
• Identify operational or maintenance concerns and proactively coordinate solutions.
• Travel to Galena, IL on rare occasions to support property needs.
