Paramark Corp in Rochester, MN is hiring a Part-Time Maintenance Technician to support property management operations. This 25-hour-per-week role offers a flexible schedule with a wage range of $24 to $26 per hour.

You will work under the Property Manager and Regional Manager to keep the property in excellent condition. The ideal candidate has hands-on experience with HVAC, plumbing, carpentry, and electrical work, plus basic computer skills and the ability to document work orders

Qualifications

• Experience with HVAC, plumbing, carpentry, and minor electrical.
• Proficient with hand tools and power tools.
• Familiar with mechanical equipment and measurement devices.
• Strong organizational, accountability, and teamwork; on-call availability.

Responsibilities

• Oversee daily maintenance and coordinate with Property Manager.
• Diagnose and perform routine maintenance tasks.
• Document work orders electronically.
• Inspect vacated units and create make-ready checklists.
• Order parts and liaise with vendors.
• Perform after-hours emergency maintenance as needed.
• Uphold safety standards per OSHA and health codes.
• Maintain clean, safe work areas.
• Promote positive relations with residents and staff.

Responsibilities

As a Maintenance Technician, you will oversee daily maintenance operations and ensure the upkeep of the property under the guidance of the Property Manager and Regional Manager. A typical day may consist of such tasks as:

• Diagnosing and performing minor and routine maintenance in a timely fashion
• Ensuring all service requests are completed daily
• Accurately document work performed through our electronic work order system
• Inspect vacated units and create make-ready checklists
• Complete special projects as assigned and prioritized by the Property Manager
• Inspect the exterior of the property for needed preventative maintenance or repairs
• Complete or oversee the completion of the preventative maintenance or repairs
• Order parts and supplies and maintain inventory
• Obtain bids and negotiate pricing from outside vendors and contractors
• Perform emergency maintenance (after hours) as needed
• Coordinate with the Property Manager daily
• Perform and report on all work according to the safety standards of the company, OSHA, and health codes
• Keep work areas clean and tidy daily
• Promote positive public relations with residents, co-workers, and company staff through a friendly and courteous attitude.

Requirements

• Experience with HVAC, plumbing, carpentry, minor electrical, etc.
• Experience with hand tools including tape measure, square, level, hand saw, chisel, cutters, pliers, wrenches, screwdrivers, hammers, etc.
• Experience with power tools, including grinders, drills, various saws, rotary hammers, sanders, routers, planers, nail guns, air compressors, etc.
• Experience with mechanical equipment such as motors, pumps, compressors, blowers, etc.
• Experience with measuring devices such as voltmeters, multimeters, ohmmeters, PH tests, etc.
• Basic computer skills with the ability to use email
• Yardi / Voyager experience preferred
• Be organized and efficient.

• Be available for on-call
