Position Summary

The Part-time Maintenance Technician is responsible for general maintenance tasks, responding to service requests, executing repairs, troubleshooting, ensuring apartment turnovers, and performing preventative maintenance. This position reports directly to the Maintenance Supervisor.

Essential Functions

  • Respond promptly to maintenance requests.
  • Perform repairs and maintenance on vacated apartments, including minor painting, repairing walls, doors, woodwork, plumbing, pressure washing, gutter cleaning, landscape pruning, and electrical work.
  • Maintain properties' interior and exterior appearance to enhance "street curb appeal" for potential tenants.

Schedule: Monday, Wednesday and Friday, 8:00 AM - 5:00 PM, Part-time.

  • After hours on call for emergencies is mandatory.
  • Some occasional weekend work may be required.

Qualifications

  • 2 years of previous maintenance experience preferred.
  • Prior experience in apartment property maintenance preferred.
  • Comfortable with duties related to maintaining apartment units.
  • Neat, well-groomed, and well-spoken, with the ability to interact professionally with potential and current residents.

Skills

  • Ownership and provision of necessary tools for assigned duties.
  • Proficient use of hand tools and maintenance equipment.
  • Excellent verbal and written communication skills.
  • Strong customer service and interpersonal skills.

  • Self-motivated with the ability to work independently.
  • Strong work ethic and attention to detail.
  • Honest, organized, and reliable.

Physical Duties

  • Exposure to indoor and outdoor environments with varying noise levels.
  • Regular use of hands and arms; standing and occasional walking.
  • Ability to move/drag/lift up to 50 lbs. regularly.
  • Specific vision abilities, including accurate color vision.
  • Frequent stretching, use of upper body, and occasional turning and twisting at the waist.

Education

  • High School diploma or equivalent required.
