Job summary

Preiss is seeking a dedicated painter for Colonial Village in Lincolnton, NC. The role involves applying paints and finishes to buildings and units, preparing surfaces, and maintaining a clean, safe work environment while supporting resident satisfaction.

You will work as part of the maintenance team under supervision, handling touch-ups, safety protocols, and coordination with the Property Manager to meet community standards.

  • Maintain a clean, safe, and organized work area; set up ventilators and safety equipment as needed.
  • Review work orders and complete assigned painting tasks in occupied units when required.
  • Match paint colors for touch-ups and small projects; manage supplies and inventory to avoid overstock.

Painter: Painters are responsible for being a part of our maintenance team to ensure resident satisfaction as well as being responsible for maintaining a clean, sanitary, and inviting living environment for our residents. This requires attention to detail, knowledge of cleaning procedures for our grounds, community, common areas, and units while upholding high standards of cleanliness throughout our community.

Responsibilities:

  • Act as a role-model for our teams and residents and create a positive work environment by partnering with the team in delivering and promoting superior customer experiences and always supporting in the resident retention and maintenance goals of the community.
  • Apply various finishes to buildings, apartments, common areas, amenities, or other structures, including primers and/or sealers. You will use paint brushes, rollers or sprayers to apply paint, coatings, or other finishes.
  • Preparing surfaces to be painted by washing them, filling holes and cracks with putty and sanding them until they are smooth. This includes walls, cabinets, siding, fencing, and other surfaces for paint projects.
  • Prepares, cleans, and taps all job site locations such as trim, floors, furniture and other surfaces to keep them free of paint. This includes:
  • Using drop cloths, tarps and/or painter’s tape.
  • Removing outlet and switch covers, and scrape, sand, clean, or wire brush surfaces to make them smooth.
  • Removing fixtures like doorknobs, light fixtures, and other hardware as needed or required.
  • Reinstall all fixtures, switch covers, doorknobs, light fixtures and/or other hardware removed after paint is complete.
  • Move necessary materials around the jobsite including ladders, paint cans, and other painting equipment.
  • Maintain a clean, tidy work area per job location. Clean up the area and equipment, including brushes and spray guns using water, solvents and other cleaning aids.
  • Reviewing and completing work orders and other assignments in occupied units.
  • Match paint colors to existing surfaces for touch-ups and small projects.
  • Identify and find ways to reduce costs of equipment and/or supplies.
  • Maintain a reasonable amount of inventory of supplies like paint brushes, rollers, tarps, paint, etc. Never overstock!
  • Follow safeguards, rules and regulations. This includes setting up ventilators and other safety equipment to protect from fumes.
  • Dispose of trash and debris in a proper and organized manner.
  • Maintain all equipment in good working order.
  • Keep storerooms, shops and other areas organized and up to safety standards.
  • Report any maintenance issues or repairs needed to the Maintenance Supervisor and/or Property Manager.
  • Responsible for participating in the daily repair and grounds maintenance of your community.
  • Maintain an excellent customer service relationship with all you encounter in your community.
  • Support the management team with various items as needed.
  • Assist in the performance of all bi-monthly light checks which are performed, recorded and all bulbs and/or fixtures requiring repair/replacement are performed.
  • Adhere to the maintenance and safety policies and procedures. Immediately report safety violations and potential liabilities to the Maintenance Supervisor or Property Manager.
  • Maintain accurate recordkeeping of all maintenance forms by established deadlines which includes but is not limited to time sheets, overtime logs, inspection logs, maintenance requests, pool logs, paint logs, etc.
  • Must participate in after-hours, emergencies, and inclement weather emergencies as requested by the Maintenance Supervisor, Property Manager and/or Regional Manager.
  • Provide additional support to your team, the company and its other teams and communities as reasonably requested.

Qualifications

  • Must be eligible to work in the U.S.
  • Comfortable using different painting tools on various surfaces (e.g., spray equipment, brushes, etc.).

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee will need to travel from floor to floor, climb stairs, and will be required to travel between buildings in varying outdoor weather conditions. The employee will be required to sit, stand, kneel, lift and climb ladders. Our painter will remain in stationary positions 90% of the time; regularly using hands to operate tools, equipment, machinery and regularly required to walk, talk, and hear.

In addition, you must be able to perform the physical functions of the position, which may include, but are not limited to the below:

  • Flexibility to work nights, weekends, and/or holidays when required. And, as needed during inclement weather.
  • You will be required to stand, bend, walk, sit, kneel, stoop, push, pull, carry, maintain your balance, use hands and fingers to use tools, ladders, controls, and reach.
  • Prolonged periods standing and walking.
  • Must be able to decipher depth perception, distance, and close vision.
  • Must be able to push, pull, lift, carry, or maneuver weights of up to 50 pounds.
  • Must be able to work rotating weekends as needed to maintain the cleanliness of the community.
