Job summary

Two Coast Living is seeking a dedicated Painter to ready vacated apartments for new residents. You will patch, sand, prime, and professionally paint surfaces to a high standard while managing touch-ups and cleanup. The role emphasizes safety and efficiency to meet weekly leasing goals.

You will work full-time, from 7:30 to 5:00, with occasional weekends, using company equipment and maintaining your own toolkit. A valid driver’s license and good time management are essential.

Qualifications

  • High school diploma or GED required; 1 year of painting/maintenance experience preferred.
  • Valid driver’s license to operate company vehicles or personal vehicle for work.
  • Able to lift and move items up to 25–50 lbs; comfortable working in a residential environment.

  • Perform patching, sanding, priming, and touch-ups as needed.
  • Maintain a clean, safe work area and proper cleanup after each job.

Job description

As a Painter, you are essential to the property’s ability to meet its readiness and leasing goals week-to-week. You will use your strong attention to professionally paint recently vacated apartments to help prepare them for rent to new residents.

You can leverage your one year of general maintenance experience to prepare all paintable surfaces in the unit (including patching, sanding, and priming where needed), neatly and cleanly paint prepared surfaces, and complete clean‑up and touch‑up work before the move‑in date.

Since you enjoy painting living spaces, you focus on producing a professional‑level paint job in every unit. You understand how to use the tools and equipment to complete paints with minimal touch‑up work and mess. Two to four hours for touch-ups and eight hours for the entire painting of a unit (depending on unit sizes and color changes) are baselines for what you like to get done in a day.

You are committed to creating a safe working environment for the team and a safe living environment for our residents with a safety‑first approach to everything you do.

  • You will work full‑time, Monday through Friday.
  • While we provide equipment and supplies to complete most work orders, you must maintain your own tool kit to complete work orders. Occasionally, you may need to use either a company‑owned vehicle (or your own) to move about the property or to pick up supplies off‑site. Therefore, you must have a valid driver’s license to be effective in this position.
  • We offer many benefits to meet your needs, including medical, dental, vision, and basic life insurance options. The company provides auto‑enrollment in its 401(k) plan after 60 days of employment. New employees accrue 40 vacation hours in the first year and earn paid sick leave per state requirements. Eligible employees also receive holiday pay (if working) or paid holidays (if scheduled off) for six holidays each year.
  • The company provides at least 40 hours of paid sick leave per year in states with no state mandate. To be eligible for holiday pay, employees must have completed 90 days of employment and worked the last scheduled day before and the first day after the holiday.

Education and Experience
  • A high school diploma or GED is required, and a minimum of 1 year of relevant work experience, preferably in property management, hospitality, or another service‑industry environment.
  • Prior experience in general building maintenance or painting in a commercial or residential environment is preferred.
  • Must be at least 18 years of age.
  • Valid driver’s license to operate company‑owned vehicles or to utilize own vehicle for work.
Physical Requirements
  • Expected work hours: 7:30 to 5:00, Monday through Friday, with occasional weekends.
  • Travel: occasionally may need to drive a company‑owned or personal vehicle for business.
  • Work environment and physical demands:
    • Able to frequently lift or move items weighing up to 25 pounds; occasionally needs to lift or move items weighing up to 50 pounds.
    • Able to use hands to manipulate tools and objects or control equipment; adequate vision to do the same safely; stamina and dexterity.
    • Able to move about the property to perform assigned tasks and responsibilities, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling to perform functions in various weather conditions and variable climates.
  • FLSA Status: Nonexempt.
