Job summary

Qualifications

  • High school diploma or equivalent required; additional training is a bonus.
  • Experience in maintenance trades such as plumbing, electrical, HVAC and appliance repair preferred.
  • EPA certification preferred; CPO certification preferred.
  • Prior experience in property management preferred.

Responsibilities

  • Perform regular property walks and unit make-ready tasks for vacant units.
  • Address basic plumbing, electrical, and appliance repairs in units and common areas.
  • Replace bulbs, fixtures, and ensure pool/spa maintenance as directed.
  • Rekey locks, service appliances, and clean up after repairs.
  • Be on-call according to schedule to address maintenance emergencies.
  • Maintain inventory of tools, equipment, and supplies; work with vendors.
  • Deliver exceptional customer service to residents and prospective tenants.

JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS

SUMMARY

The Make Ready/Painter is responsible for maintaining the property's aesthetic and functional quality by preparing vacant units for occupancy, performing general maintenance, and assisting with property upkeep. This role ensures a clean, safe, and welcoming environment for residents, team members, and visitors.

DUTIES AND RESPONSIBILITIES

Property Maintenance :

  • Perform regular property walks to ensure all areas are clean and free from debris, including parking lots, pathways, stairwells, recreation areas, and dumpster zones.
  • Remove litter, pet waste, and cigarette butts from the grounds.
  • Maintain cleanliness of key areas, such as the management office, pool area, mailrooms, laundry facilities, and pathways to model units.
  • Address general plumbing, basic electrical, and appliance repairs, including but not limited to fixing/replacing toilets, garbage disposals, ceiling fans, and light switches.
  • Replace burned-out bulbs, broken fixtures, and light globes as needed throughout the property.
  • Perform pool and spa maintenance as directed.

Unit Preparation :

  • Complete make-ready tasks for vacant units, ensuring they are in top condition for new residents.
  • Rekey locks and service appliances as needed.
  • Clean up thoroughly after completing repairs or maintenance work in units or common areas.

Emergency Response :

  • Be on-call according to the established schedule to address resident maintenance emergencies and property issues.

Safety and Reporting :

  • Adhere to company safety policies and procedures.
  • Observe and report unusual property conditions, such as unauthorized occupants, illegal activities, or excessive pets.
  • Notify the Maintenance Supervisor or Property Manager of supply needs to complete service requests.

Resident Interaction :

  • Maintain positive relationships with current and prospective residents by delivering exceptional customer service.
  • Assist with resident events and functions, as requested.

Tools and Inventory Management :

  • Maintain an inventory of tools, equipment, and supplies.
  • Provide and use personal tools for daily tasks.
  • Attend employee meetings and training seminars as requested.
  • Work collaboratively with outside vendors and contractors.

General Property Knowledge :

  • Familiarize yourself with the location of power, water, and gas shutoffs, clean-out traps, fire extinguishers, and hydrants.
  • Conduct regular inspections of the property, including buildings, grounds, plumbing, electrical systems, and equipment.

EDUCATIONAL REQUIREMENTS

  • High school diploma or equivalent required; additional education/training is a bonus.
  • Previous experience in the property management industry preferred.
  • Basic knowledge and experience in maintenance trades such as plumbing, electrical, HVAC, and appliance repair.
  • EPA certification, preferred.
  • CPO certification, preferred.

PHYSICAL REQUIREMENTS

  • Frequent standing, walking, and moving throughout various property areas, including outdoor spaces and uneven surfaces.
  • Ability to maintain equilibrium to prevent falling from high places or when walking, standing or crouching.
  • Ability to climb stairs, scaffolds, ramps, poles, and ladders, often while carrying tools or equipment.
  • Ability to kneel, crouch, and crawl in confined spaces to perform repairs or inspections.
  • Frequent use of hands for handling tools, equipment, and small objects.
  • Frequent reaching by extending hand(s) or arm(s) in any direction.
  • Frequent handling of various sizes and weights of items. Needs the ability to seize, hold, grasp, turn or otherwise work with one or both hands. Fingers are involved only to the extent that they are an extension of the hands, such as to turn a switch or replace a light bulb.
  • Ability to operate standard maintenance tools and equipment safely, including power tools.
  • Adequate vision for inspecting property conditions, identifying hazards, and reading small print or diagrams (corrective lenses acceptable).
  • Ability to hear and communicate effectively with team members, tenants, and supervisors in potentially noisy environments.
  • Ability to correctly and safely lift, carry, push, and pull items weighing up to 50 pounds regularly and up to 100 pounds occasionally. This may include furniture, appliances, and heavy machinery.
  • Exposure to various weather conditions, including heat, cold, and rain, while working outdoors.

ADDITIONAL REQUIREMENTS

  • Valid Driver's License and/or reliable transportation. Employees may be required to report to different locations for work, and attend offsite meetings, training sessions, conferences, events, etc.
  • Proficiency in property management software.
  • Proficiency in software applications such as Microsoft Office and Gsuite.
  • Knowledge of, or ability to learn, Federal, State, and Local Laws pertaining to Fair Housing and Landlord/Tenant Laws.
  • Communication Skills: Strong verbal and written communication, with the ability to interact professionally and respectfully.
  • Organizational Skills: Ability to prioritize tasks, manage time effectively, and maintain attention to detail.
  • Analytical & Problem-Solving: Demonstrates sound decision-making, planning, and problem-solving abilities.
  • Adaptability: Flexible and able to adjust to changing priorities and stressful environments.
  • Multi-Tasking: Effectively handles multiple tasks with efficiency and accuracy.
  • Technical Proficiency: Basic mathematical, typing, and computer skills, with the ability to learn new software and systems.
  • Collaboration & Independence: Capable of working both independently and as part of a team.
  • Professionalism: Maintains confidentiality and delivers exceptional customer service in a professional manner.
  • Ability to read and interpret blueprints and specifications.
  • Willingness to be on-call, carry a cell phone, and adjust work schedules as necessary to meet business needs and operational demands.
